PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 92-1 A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF SECTION 31, TOWNSHIP 41 NORTH, RANGE 15 WEST, TO BE KNOWN AND SUBDIVIDED AS BEAVER DAM OASIS, TRACT 3502, FROM: C-2 (GENERAL COMMERCIAL) ZONE, PROPOSED TO BE: A-R (AGRICULTURAL RESIDENTIAL) ZONE, LOCATED IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 6, 1992, a public hearing was conducted to determine whether approval should be granted to Andrew Mitchell of Mesquite, Nevada for a zone change from existing C-2 (General Commercial) zone to A-R (Agricultural Residential) located adjacent Arizona Avenue, zone, to approximately five hundred (500') feet from County Highway 91 in the Beaver Dam portion of the Arizona Strip area, and WHEREAS, the Beaver Dam area is located north of the Interstate 15 Littlefield interchange. Section 33 is approximately one ( 1) mile north of this interchange and is bisected by County Highway "OLD" U.S. 91. The subject property is accessed by County Highway "OLD" U. S. 91 via McKnight Road which extends approximately five hundred (500 ') feet west to Arizona Avenue, and . . The site is currently occupied by one model home. This project is bordered on the north by Sunshiners, Inc., a mobile home park co-op, on the west by the undeveloped subdivision virgin village, on the east by a mobile home park and to the south is a large vacant parcel owned by the applicant. The property is currently zoned C-2 (General Commercial). The owner requested a zone change to R-E (Residential-Recreation) to allow homes on this site. The size of this development is approximately 11.362 acres. The developer proposes nine (9) single family residential lots, with minimum lot size of one (1) acre, and WHEREAS, this item was continued from the November Planning and Zoning meeting in order for Commission staff to confer with the applicant about the requested zoning. The Commission staff contacted the applicant and the applicant has agreed to accept an A-R zoning classification rather than a R-E zone, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on December 11, 1991, the Commission recommended conditional APPROVAL of the requested rezoning with the applicant understanding and accepting the following conditions: .. / , ' "",,", ReSo1utlon~. 92-1 . WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspa~er of general circulation in Kingman, Mohave County, Arizona, on December 22, 1991, and in The Daily Spectrum and Desert Echo, and posted December 20, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 6, 1992 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
