RESOLUTION NO. 92-74 A RESOLUTION SETTING FORTH THE REZONING OF NORTH 330' w~ E~ PARCEL 215 ROADWAY EASEMENT MAP, LOCATED IN SECTION 2, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/10A (AGRICULTURAL- RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE PROPOSED TO BE: A- R/IA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONES, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 9, 1992, a public hearing was conducted to determine whether approval should be granted to Ovala and Diane Taloa of Kingman, Arizona, for a zone change from existing A-R/ lOA (Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-R/1A (Agricultural-Residential/One Acre Minimum Lot Size) zones, located on Earl Drive 660 feet east of Hope Road, located in the Golden Valley Area, and WHEREAS, Section 2 is approximately 1 mile north of Highway 68 and approximately 2 miles of the Highway 68 and 93 junction. The subject property is accessed from Highway 68 via Hope Road north approximately .8 miles to Earl Drive thence east approximately 660 feet to the northwest corner of the subject :.\ ',:'--j property, and WHEREAS, Review of floodplain map #040058-2150B and 2325B indicates this parcel to be clear of a designated floodplain. . . Surrounding land uses consist of a mixture of homes and vacant land. The applicant desires to split this 2+ acre parcel into two 1+ acre parcels, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 12, 1992, the Commission recommended conditional APPROVAL of the requested rezoning and resultant lot split with the applicant understanding and accepting the following conditions: 1. The two parcels be zoned A-R/1A Residential/One Acre Minimum Lot Size). (Agricultural- 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. Both parcels shall meet or exceed one (1) acre exclusive of road easements or rights-of-way. 6. The Parcel Plat shall show any surface drainage and the FEMA flood zones. 7. The Board of Supervisors accept the abandonment of the existing fifty (50') foot roadway easement along the north boundary of this parcel to be replaced by the dedication of a twenty five (25') foot right-of-way along the north boundary, and a twenty-five (25') foot right-of-way dedication along the western boundary of this parcel. In addition, a twenty (20') foot radius curve at the northwest corner of this parcel. This shall be approved through the recording of the resolution authorizing this zone change, and that the grantin9 statement and granting be shown on the Parcel Plat. ~ ...., . . At the request of Roger Esquerra, cartographer, Commission recommends Final Plat and Parcel Plat boundaries be a tri Ie wide line as the 1 8" blue line border obscures dimensions, and WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on February 23, 1992, and posted February 21, 1992 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. t ,.J. .. OF BK 2019 PG .;. 32 (FEE~92-12b75) Resolution No. 92-74 Page 4 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, March 9, 1992 approved this change in zoning as recommended by the Mohave County Planning and zoning Commission and outlined herein.
