A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF THE SOUTH
611.93 FEET OF PARCEL 247 ROADWAY EASEMENT MAP, SECTION 6,
TOWNSHIP 21 NOR'l'H, RANGE 18 WES'f, FROM: A-R/10A (AGRICULTURAL
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/6A AND lOA (AGRICULTURAL RESIDENTIAL/SIX AND TEN ACRE MINIMUM
LOT SIZE) ZONES, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 9, 1992, a public hearing was
conducted to determine whether approval should be granted to
Martin Thomas, representing the Thomas Family Ltd. Partnership,
of Kingman, Arizona, for a zone change from existing A-R/10A
(Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-
R/6A & 10A (Agricultural Residential/Six and Ten Acre Minimum Lot
Size) zones, occupying the northeast corner of Chino Drive and
Ligurta Road in the Goloen Valley area, and
WHEREAS, Section 6 is approximately one-half (.5) mile north
of Highway 68 and approximately six (6) miles west of the Highway
68 and 93 junction.
The subject property is accessed from
highway 68 via Colorado Road north approximately one-hal f (.5)
mile to Chino Drive, west approximately one-half (.5) mile to the
corner of Chino Drive and Ligurta Road, and

WHEREAS,

indicates this parcel's East 1/2 in Zone A floodplain and the
West 1/2 to be clear of a designated floodplain. The property is
currently occupied by a double wide Mobile Home.
Surrounding
land uses consist of a mixture of homes and vacant land. The
applicant desires to split this 17+ acre parcel into three 5+
acre parcels. This property is located within the Valley Pioneer
Water Co. district and the Building Code area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on February 12,
1992, the
Commission recommended an amended conditional APPROVAL of the
requested rezoning with the applicant understanding and accepting
the following conditions:
1. The two parcels be zoned A-R/6A and A-R/10A
(Agricultural-Residential/Six and Ten Acre Minimum Lot
Size) .
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The west parcel shall meet or exceed six (6) acres
exclusive of road easements or rights-of-way. The east
parcel shall meet or exceed ten (10) acres exclusive of
road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
7. That the Board of Supervisors accept the abandonment of
the existing fifty (50') foot rnadway easements along
the wes t, east and sou thern boundaries of the subject

boundary, a thirty (30') foot right-of-way along the
eastern boundary and a forty-two (42') foot right-of-
way along the southern boundary of this parcel. In
addition, a twenty (20') foot radius at the
southwestern and southeastern corners of the above
described property. This shall be approved through the
recording of the resolution authorizing this zone
change, and that the dedication statement and
dedication be shown on the Parcel Plat.

9. That appropriate zoning, building, environmental health
and floodplain permits be obtained.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
April 8, 1992, as per ARS 11-829E.
11. I f these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roger Esquerra, cartographer, Commission
recommends Final Plat and Parcel Plat boundaries be a tri Ie wide
line as the 1 8" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on February 23, 1992, and posted February
21, 1992 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 9, 1992 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
