A RESOLUTION SETTING FORTH APPROVAL OF A PRELIMINARY SUBDIVISION
PLAN AND PETITION OF EXCEPTION FOR AZTEC VILLAGE, TRACT 4144,
BEING A PORTION OF 'rHE NW~ SW~ SECTION 23, TOWNSHIP 19 NORTH,
RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 9, 1992, a public hearing was
conducted to
determine the
approval
of
the preliminary
subdivision plan and petition of exception for AZTEC VILLAGE,
Tract 4144, and
WHEREAS, the owner/developer of this project is G. Michael
Regan & Associates of Bullhead City, Arizona.
The Eng ineer
responsible
for plan preparation and drainage
study is
Territorial Engineers, Inc., of Bullhead City, Arizona, and
WHEREAS, the proposed subdivision is located one-quarter (~)
mile east of Highway 95 on Aztec Road and five hundred thirty
three (533') feet east of the west boundary of Courtney Greens,
Tract 4054-B.
Access is provided to this site from Highway 95
via Aztec Road through Mohave Valley Business Park, Tract 4029-A,
it is bounded on the west by Mohave Valley Business Park, Tract
4029-A and on the east by Courtney Greens, Tract 4054-B of this
subdivision, and

WHEREAS, the preliminary subdivision plan depicts 4.08 acres
divided into 14 lots having a minimum lot size of 8,020 square
feet and maximum of 12,380 square feet for an overall density of
3.43 lots per acre, and
WHEREAS, water will be supplied by Bermuda Water Company,
Inc.
Electric power by Mohave Electric CO-OP, Inc.
Telephone
service by Citizens Utility Company.
Sewage disposal FMTUA or
Sorenson Utility Co., whoever offers the services first.
Solid
waste disposal Tri-State Refuse Co., to Mohave Valley Landfill.
Fire protection by Fort Mohave Mesa Fire Department, and
WHEREAS, the Commission at their meeting on February 12,
1992 did recommend CONDITIONAL APPROVAL of the preliminary
subdivision plan and petition of exception for Tract 4144, with
the following noted:
1. Petition of exception is submitted for the following
exception:
a. Eight (8') foot public utility easement adjacent to the
project streets in-lieu of rear lot PUE's per the
subdivision regulations. This is a standard exception
and will not be detrimental to the public health,
safety or welfare nor injurious to adjacent properties.
The Commission recommended APPROVAL of the Petition of Exception
based on the aforementioned justification-
2. The conditional approval of this subdivision is based
on the understanding of the Planning and Zoning
Commission that all streets within the subdivision will
be constructed and paved with asphaltic concrete in
accordance with Standard Specifications #171 and
#101.10D or better; the streets shall include curb and

gutter; a water supply and distribution system
including fire flow will be constructed to serve each
lot; grading and drainage related improvements will be
completed as recommended by the design engineer and as
approved by the County Engineer in the submitted and
approved drainage reports; arrangements will be made to
extend underground electric and telephone service to
each lot in accordance with Arizona Corporation
Commission regulations; approval for water system and
sewage disposal shall be obtained from the Arizona
Department of Environmental Quality prior to recording
the Final Plat, the FMTUA and or SORENSON agreement for
sewer services shall be filed with the P&ZC staff;
water availability statement to be obtained from the
Arizona Department of Water Resources; all lots and
street centerline monuments will be staked and
monumented in accordance with Standard Specification
#102; fire hydrants will be provided at locations
prescribed by the Fort Mohave Mesa Fire Department;
street name and regulatory signs will be installed in
accordance with the requirements of the Mohave County
Subdivision Regulations and as recommended by the
design engineer and; the owner/subdivider is
responsible for the completion of improvements and
shall provide assurance for all required subdivision
improvements in accordance with Article V of the
Subdivision Regulations.

The developer will make the same commitments for
improvements in the prospectus to the State Real Estate
Commission as required for approval of this tract by
the Board and a final copy of the State Real Estate
Report shall be submitted to P&Z staff. This copy
shall be for library purposes.
4.
A final draft of the C.C.&R.'s shall be submitted with
the Final Plat submittal.
5.
The County Engineer has made comments in regard to the
drainage report and the preliminary plan as submitted,
in a letter dated January 9, 1992. Staff is confident
that all concerns will be addressed and resolved to the
County Engineer IS satis faction prior to submission of
this subdivision for Final Plat actions.
6 .
On the west boundary of the tract a 5' screen wall is
illustrated on the property line. This shall be
changed to a six (6') foot block wall as a buffer
between the multifamily zoning of this project and the
single family zoning of Courtney Greens project.

7 . 'l'he northwest corner of Lot 3, shall indicate a one
(1') foot VNAE and barrier to prevent double frontage
of this lot and ensure that the alley is not used as an
access point.
At the reguest of Roger Esquerra, cartographer, Commission
recommends Final Plat and Parcel Plat boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 9, 1992, conditionally
approved this preliminary subdivision plan and petition of
exception as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
