RESOLUTION NO. 92-64
A RESOLUTION SETTING FORTH APPROVAL OF A REVISED PRELIMINARY
SUBDIVISION PLAN FOR COLORADO RIVERFRONT TERRACE, TRACT 4135,
PHASE II, BEING A PORTION OF SECTION 23, TOWNSHIP 17 NORTH, RANGE
22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 9, 1992, a public hearing was
conducted to determine the approval of the revised preliminary
subdivision FOR COLORADO RIVERFRONT TERRACE, Tract 4135, and
WHEREAS, this land is owned by the State of Arizona and is
under lease to Frank Curcio of Mohave Valley, Arizona, who
intends to purchase the land prior to recordation of the Final
Plat. The engineer responsible for plan preparation and drainage
study is Robert Schuetz, P. E. of Mohave Engineering Associates,
Inc., Kingman Arizona, and
WHEREAS, the project site is approximately twenty (20) miles
south of Bullhead City on State Highway 95, and continuing to
Higgen's Corner then south one (1) mile on Barrackman Road,
thence along Riverfront Parkway, entering the subdivision on
Victory Court.
The project site is 4.45 acres in size.
The
developer proposes development of twenty (20) lots for single

family residential use at a density of 4.4 dwelling units per
acre, with ten (10) lots fronting on the Colorado River, and
WHEREAS, water and sewage disposal services will be supplied
by Fort Mojave Tribal Utility Authority.
Electric service will
be supplied by Mohave Electric Co-Op, and telephone, by Citizens
Utilities Company.
Solid waste will be removed to the Mohave
County landfill by a private carrier.
Fire protection provided
by Mohave Valley Fire District, and
WHEREAS, the Commission at their meeting on February 12,
1992
did
recommend
CONDITIONAL APPROVAL of
the
revised
preliminary subdivision plan, Tract 4135, with the following
noted:
1. The conditional approval of this subdivision is based
on the understanding of the Planning and Zoning
Commission that all streets within the subdivision will
be constructed and paved with asphaltic concrete in
accordance with Standard Specifications # 171 and
#101.10D or better; the streets shall include curb and
gutter they shall be privately owned; a water supply
and distribution system including fire flow will be
constructed to serve each lot; grading and drainage
related improvements will be completed as recommended
by the des ign engineer and as approved by the County
Engineer in the submitted and approved drainage
reports; arrangements will be made to extend
underground electric and telephone service to each lot
in accordance with Arizona Corporation Commission
regulations; approval for water system and sewage
disposal shall be obtained from the Arizona Department
of Environmental Quality prior to recording the Final
Plat, the FMTUA agreement for sewer services shall be
filed with the P&ZC staff; water availability statement
to be obtained from the Arizona Department of Water
Resources; all lots and street centerline monuments
will be staked and monumented in accordance with
Standard Specification #102; fire hydrants will be

provided at locations prescribed by the Mohave Valley
Fire District; street name and regulatory signs will be
installed in accordance with the requirements of the
Mohave County Subdivision Regulations and as
recommended by the design engineer and; the
owner/subdivider is responsible for the completion of
improvements and shall provide assurance for all
required subdivision improvements in accordance with
Article V of the Subdivision Regulations.
2. The developer will make the same commitments for
improvements in the prospectus to the State Real Estate
Commission as required for approval of this tract by
the Board and a final copy of the State Real Estate
Report shall be submitted to P&Z staff. This copy
shall be for library purposes.
3. A corporate entity for this project shall be formed or
annexed by existing entity for this project's block
walls, drainage easements, streets, or any other
facilities deemed private in nature. A recorded copy
of the Articles of Incorporation shall be submitted
with the Final Plat.
4. The County Engineer has made comments in regard to the
revised final drainage report and the revised
preliminary plan as submitted, in a letter dated
January 13, 1992. The questions involving drainage and
all other concerns will be addressed and resolved to
the County Engineer's satisfaction with submittal of
Final Map and Improvement Plans.
5. That a six (6') foot block wall shall be built along
the VNAE along Riverfront Parkway.
6. Correct the spelling of the name of the water and sewer
provider from "Mohave" to "Mojave".
7. The location and design of the proposed entrance gates
be delineated on the Final Plan.
8. That all other requirements as set forth in BOS
Resolution 91-194 be complied with.
At the request of Roger Esquerra, cartographer, Commission
recommends Final Plat and Parcel Plat boundaries be a tri Ie wide
line as the 1 8" blue line border obscures dimensions.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 9, 1992, conditionally
approved this revised preliminary subdivision plan as recon~ended
by the Mohave County Planning and Zoning Commission and outlined
herein.
