A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION
OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN OF JOY LANE
PLAZA, TRACT 4098, BEING A RESUBDIVISION OF LOTS 8 AND 16, BLOCK
A, FORT MOHAVE MESA RANCHOS, LOCATED IN THE SOUTH MOHAVE VALLEY
AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held March 9, 1992 a public hearing was conducted
to consider approval of a request for an extension of time for
the approved preliminary subdivision plan of JOY LANE PLAZA,
Tract 4098, being a resubdivision of Lots 8 & 16, Block A, Fort
Mohave Mesa Ranchos, lying within the S~ of Section 26, Township
19 North, Range 22 West, located in the South Mohave Valley area,
and
WHEREAS, the owner/developer of this tract is Dennis
Gootrad, Westlake Village, California. The Engineer responsible
for the preparation of the drainage report and design of this
subdivision is Jack Stovall, P.E., Stovall Engineers Inc.,
Riviera, Arizona, and
WHEREAS, this proposed subdivision consists of thirteen (13)
commercial lots with twenty one thousand eight hundred (21,800)
square foot minimum lot size. This 8.9 acre plan is located on
the northeast corner of Highway 95 and Joy Lane, and

WHEREAS, the Preliminary Plan for this Tract was approved by
the Mohave County Board of Supervisors on April 2, 1990, via BOS
Resolution 90-84. A Preliminary plan approval has a limit of two
(2) years before it expires.
The Mohave County Subdivision
Regulations allow for extensions of time in increments of one (1)
year. This is the first extension of time request, and
WHEREAS, the Planning & Zoning Commission at their meeting
of February 12, 1992 recommended approval of an extension of time
to April 2, 1993, based on the following:
1. In the letter dated January 14, 1992, Mr. Dennis
Gootrad, President of Mohave Development, Inc.,
requests an extension of time for the approved
preliminary plan for Joy Lane Plaza, Tract No. 4098.
The reason given for the extension request is more time
is needed to submit a corrected final plat for
recordation.
2. Staff has been working with the engineer to process
this subdivision.
3. This extension of time will be in effect until April 2,
1993.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 9, 1992 approved this
extension of time to April 2, 1993 as recommended by the
Commission and outlined herein.
