EVALUATION OF A FINAL SUBDIVISION PLAN OF PALOS VERDES, TRACT
4131-A, BEING A SUBDIVISION OF A PORTION OF THE NE~ OF SECTION
31, TOWNSHIP 19 NORTH, RANGE 21 WEST, LOCATED IN THE SOUTH MOHAVE
VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on February 18, 1992, a public hearing was
conducted to determine the approval of the final subdivision plan
for PALOS VERDES, Tract 4131-A, located in the South Mohave
Valley area, and
WHEREAS, the owner/subdivider of this tract is Global
Financial Services, Torrance, California. The engineer of record
on this project is Bob Schuetz of Mohave Engineering Associates
Incorporated of Kingman, Arizona, and
WHEREAS, this property is located approximately two and one-
half (2.5) miles east of Highway 95 on the south side of Joy
Lane.
The size of the development is approximately fifty-eight
(58) acres. The developer proposes 264 lots having a minimum of
6,000 square feet and maximuH1 of 8 r 143 square feet.
Overall
density is 4.52 lots, or dwelling units, per acre; a one (1) acre
parcel is reserved for recreational purposes, and

WHEREAS, the final subdivision plan for Tract 4131-A,
depicts approximately eighteen (18) acres being subdivided into
seventy-four (74)
single family lots and nine (9) parcels
consisting
of
private
streets,
drainage
parcels
and
a
recreational facility, and
WHEREAS, the developer intends the domestic water supply to
be provided by the Bermuda Water Company.
Sewage disposal is
proposed to be by the Fort Mojave Tribal Utility Authority sewage
systems.
Power and telephone will be provided by the Citizens
Utilities Company.
Fire protection will be provided by Fort
Mojave Mesa Fire Department, and
WHEREAS, the approval of this subdivision is based on the
understanding of the Board of Supervisors that all streets within
the subdivision shall be constructed and paved with asphaltic
concrete in accordance with Standard Specifications #171 and
101.10A or better; the streets shall include curb and- gutter; use
of inverted crowns is accepted, and the owner/subdivider shall

install a water distribution system to serve each lot within the
subdivision; fire hydrants shall be provided in accordance with
the requirements of the Fort Mojave Mesa Fire Department; sewage
disposal is to be handled by the Fort Mojave Tribal Utility
Authority; grading and drainage related improvements will be made
as recommended by the project engineer in the drainage report;
arrangements will be made to extend underground electric,
telpphnnp and water service to each lot in accordance with

Arizona Corporation Commission Regulations; final approval for
the completed water system and the sewage disposal system shall
be obtained from the Arizona Department of Environmental Quality;
water availability statement to be obtained from the Arizona
Department of Water Resources; all lots and street centerline
monuments will be staked and monumented in accordance with Mohave
County Standard Specification No. 102; street name and regulation
signs will be installed in accordance with Mohave County
Subdivision Regulations; and as a condition of approval the
owner/subdivider is responsible for the completion of these site
improvements and shall provide an assurance for all required

subdivision improvements in accordance with Article V of the

Mohave County Subdivision Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the
said final plan conditional to the following:
1. The developer will make the same commitments for
improvements in the Subdivision Questionnaire to the
Real Estate Commission as required for approval of this
tract by the Board. A copy of the ,draft and final
report delivered to the Arizona State Real Estate
Department shall be submitted to the county;

5. An approved method of assurance and/or surety shall be
provided in the amount of the approved cost estimate
for all required site improvements;
6. The original signed copy of the CC&R's shall be
submitted prior to final recordation;
7. Compliance with Board of Supervisors Resolution 91-150,
which approved this subdivision's zoning, shall be
required. Moreover, the zoning approved by Board
Resolution 91-150, shall become effective upon
recordation of this tract;
8. Confirmation of water plan approval from the Fort
Mojave Mesa Fire Department shall be submitted prior to
final recordation;
9. Articles of Incorporation shall be submitted prior to
final recordation.

NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of
all documents delineated above shall be submitted for staff
review and upon receipt of the evidence that these conditions
have been met, together with the executed mylars and appropriate
recording fees, the Director of Planning and Zoning will obtain
the necessary signatures
from the County Departments
and
officials and cause the final plat to be recorded.
NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published tl-rtoughout this subdivision process.,

the Board of Supervisors' meeting for this date.
