EVALUATION OF A FINAL SUBDIVISION PLAN OF MOON RIDGE, TRACT 4119-
A, BEING A SUBDIVISION OF A PORTION OF THE SE~ NW~ AND NE~ SW~ OF
SECTION 25, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on February 18, 1992, a public hearing was
conducted to determine the approval of the final subdivision plan
for MOON RIDGE, Tract 4119-A, located in the South Mohave Valley

WHEREAS, the owner/subdivider of this tract is Joe Van
Mouwerik, Redlands, California.
The engineer of record on this
project is Chuck Dewald of Territorial Engineers, Incorporated of
Bullhead City, Arizona, and
WHEREAS, this property is located next to the Tierra Del Rio
Subdivision.
Access is via Highway 95 to Joy Lane, east
approximately one and one-quarter (1.25) miles to Mountain View
Road, then north approximately one and one-half (1.5) miles to
Hammer Lane, then one-quarter (.25) mile east to Moon Ridge, and

WHEREAS, the approved preliminary subdivision plan depicts
thirty (30) acres subdivided into ninety-nine (99) lots. The lot
sizes range from 8,800 to 13,000 square feet, and
WHEREAS, the final subdivision plan for Tract 4119-A depicts
approximately fourteen (14) acres being subdivided into forty-
five (45) single family lots, and
WHEREAS, the developer intends the domestic water supply to
be provided by the Bermuda Water Company.
Sewage disposal is
proposed to be by individual septic systems.
Power will be

provided by the Mohave Electric Cooperative Inc.

will be provided by Citizens Utilities. The
developer also
intends to provide natural gas to this project approximately one
WHEREAS, the approval of this subdivision is based on the

natural gas provider will be Southwest Gas, and
understanding of the Board of Supervisors that all streets within
the subdivision shall be constructed and paved with asphaltic
concrete in accordance with Standard Specifications #171 and
101.10A or better; the streets shall include curb and gutter; use
of inverted crowns is accepted r and the owner / subdivider shall
install a water distribution system to serve each lot within the
subdivision; fire hydrants shall be provided in accordance with
the requirements of the Fort Mohave Mesa Fire Department; sewage

disposal is to be handled by individual septic systems; grading
and drainage related improvements will be made as recommended by
the project engineer in the drainage report; arrangements will be
made to extend underground electric, telephone and water service
to each lot in accordance with Arizona Corporation Commission
Regulations; final approval for the completed water system and
the sewage disposal system shall be obtained from the Arizona
Department of Environmental Quality; water availability statement
to be obtained from the Arizona Department of Water Resources;
all lots and street centerline monuments will be staked and
monumented
in
accordance
with
Mohave
County
Standard

I Specification No. 102; street name and regulation signs will be
installed
in
accordance
with
Mohave
County
Subdivision
Regulations; and as a condition of approval the owner/subdivider
is responsible for the completion of these site improvements and
shall provide
an assurance
for all required
subdivision
improvements in accordance with Article V of the Mohave County
Subdivision Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the
said final plan conditional to the following:
1. The developer will make the same commitments for
improvements in the Subdivision Questionnaire to the
Real Estate Commission as required for approval of this
tract by the Board. A copy of the draft and final
report delivered to the Arizona State Real Estate
Department shall be submitted to the county;

The owner/subdivider shall cause the engineering
drainage related improvements to be completed
recommended by the project engineer and outlined in
detailed drainage report as approved by staff;
and
as
the
4. The Final plat for Tract 4119-A, including the
dedication, shall be properly executed and/or
sanctioned by all parties having any recorded title
interest in the land being subdivided and included on
this subdivision;
5. An approved method of assurance and/or surety shall be
provided in the amount of the approved cost estimate
for all required site improvements;
6. The original signed copy of the CC&R's shall be
submitted prior to final recordation;
7. A new Title Report shall be submitted prior to
recordation;
8. Compliance with Board of Supervisors Resolution 91-5,
which approved this subdivision's zoning, shall be
required. Moreover, the zoning approved by Board
Resolution 91-5, shall become effective upon
recordation of this tract;
9. A complete set of As-builts for this project shall be
submitted prior to this tract being recorded;
10. The owner/subdivider shall cause the drainage related
improvements to be completed as recommended by the
project engineer and outlined in the detailed drainage
report as approved by staff, these improvements shall
include all applicable comments within Mohave County
Public Works letter dated January 14, 1992, (See
attached Exhibit "A").
NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of
all documents delineated above shall be submitted for staff
review and upon receipt of the evidence that these conditions

have been met, together with the executed mylars and appropriate
recording fees, the Director of Planning and Zoning will obtain
the necessary signatures
from the County Departments
and
officiaJs and cause the final plat to be recorded.

NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisors' meeting for this date.
