RESOLUTION NO. 92-52 EVALUATION OF A FINAL SUBDIVISION PLAN OF BEAVER DAM OASIS, TRACT 3502, BEING A SUBDIVISION OF A PORTION OF SECTION 33, TOWNSHIP 41 NORTH, RANGE 15 WEST, LOCATED IN THE BEAVER DAM AREA, IN THE ARIZONA STRIP, MOHAVE COUNTY, ARIZONA WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on February 18, 1992, a public hearing was conducted to determine the approval of the final subdivision plat, for Beaver Dam Oasis, Tract 3502, and WHEREAS, the owners of this tract are Andrew and Mabel Mitchell of Littlefield, Arizona. The developer is Bruce Torrey of Overton, Nevada. The engineer responsible for plan preparation and the drainage study of Beaver Dam Oasis is Phylip Leslie of Leslie and Associates, Cedar City, Utah, and WHEREAS, the subject property is located approximately five hundred (500') feet west of County Highway "OLD" U.S. 91, and adjacent to Arizona Avenue and McKnight Road, the latter road to be dedicated by this plat, and WHEREAS, the approved prel iminary subdi v is ion plan depicts 11.362 acres subdivided into nine (9) single family residential lots, with minimum lot size of one (1) acre, and . PA. 2 OF BK 2010 PG 4 16 (FEEt92- 8758) Resolution No. 92-52 Page 2 WHEREAS, water will be supplied by individual wells. Sewage treatment will be by individual septic tanks. Dixie Escalante Rural Electric Association will provide for electric service, and WHEREAS, the APPROVAL of this subdivision is based on the understanding of the Board of Supervisors that McKnight Road is the primary access road to this subdivision from County Highway "Old" U.S. 91. McKnight Road will be dedicated and will connect with the south right-of-way of Arizona Avenue in Virgin Village subdivision. McKnight Road and McKnight Circle will be improved and constructed as unpaved streets in accordance with the -'-., applicable Mohave County Standard Specification #161 or better; grading and drainage related improvements will be made as recommended by the design engineer in accordance with the recommendations of the project engineer and as outlined in the drainage report, and as acceptable to the County Engineer, in order to insure that each lot will be free from flooding in the event of a 100-year storm. Arrangements will be made to extend underground electric and telephone in accordance with Arizona Corporation Commission Regulations. Approval for sewage disposal shall be obtained from the Arizona Department of Environmental Quality prior to recording the final plat. A water availability statement for individual water systems shall be obtained from the Arizona Department of Water Resources; all lots and street centerlines will be staked and monumented in accordance with Standard Specification No. 102; street names and regulatory signs will be installed in ncr.ordance with Mohave County Subdivision . PAl' 3 OF BK 2010 PG 4 17 (FEEt92- 8758) Resolution No. 92-52 Page 3 Regulations; and as a condition of approval the owner/subdivider is responsible for the completion of these site improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Mohave County Subdivision Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board approves the said final plat conditional to the following: 1. The developer will make the same commitments for improvements in the Subdivision Questionnaire to the Real Estate Commission as required for approval of this tract by the Board. A copy of the draft and final report delivered to the Arizona State Real Estate Department shall be submitted to the County; 2. Arizona Department of the water and sewer subdivision; Environmental Quality approves system installation for this 3. The owner/subdivider shall cause the drainage related improvements to be completed as recommended by the project engineer and outlined in the detailed drainage report. The improvement plans shall include any applicable comments and revisions as outlined within the Public Works letter dated January 28, 1992; 4. The Final plat for Tract 3502, including the dedication, shall be properly executed and/or sanctioned by all parties having any recorded title interest in the land being subdivided and included on this subdivision; 5. The owner/subdivider shall obtain a report from the Arizona Department of Water Resources, indicating that the water supply has been found to be adequate to meet the needs of this subdivision prior to recording the final plat; 6. An approved method of assurance and/or surety shall be provided in the amount of the approved cost estimate for all required site improvements; 7. The original signed copy of the CC&R's shall be submitted prior to final recordation; .... . PA' 4 OF BK 2010 PG 4 18 (FEE~92- 8758) Page 4 Resolution No. 92-52 8. Compliance with Board of Supervisors Resolution 92-1 which approved this subdivision's zoning from C-2 (General Commercial) zone, proposed to be A-R (Agricultural Residential) zone, which will become effective upon the recording of the final plat for this tract. NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of, or evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat to be recorded. , l : d :,~' } NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this final action through advertisement of the Board of Supervisors' meeting for this date.
