PG 1 OF ~I FEE 0.00 Ni EVALUATION OF A FINAL SUBDIVISION PLAN OF RANCHO PALOS VERDE, TRACT 4138, BEING A SUBDIVISION OF A PORTION OF THE NE\ OF SECTION 1, TOWNSHIP*~ NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA RESOLUTION NO. 92-89 n ....... ,,& ~ *17 WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on March 23, 1992, a public hearing was / conducted to determine the approval of the final subdivision plan, for RANCHO PALOS VERDE, Tract 4138, located in the South Mohave Valley area, and WHEREAS, the owner/subdivider of this tract is Doug Maxwell, Maxis Inc., Scottsdale, Arizona. The engineer of record on the preliminary plan for this project was Michael Mayer, P. E., of Standage and Truitt Engineering, Ltd. in Mesa Arizona. The engineer of record is now Don Anderson, P.E., of Anderson-Nelson, Incorporated of Phoenix, Arizona, and WHEREAS, access to the development is provided by Laguna Road on the North, which is an improved county road leading to State Highway 95, approximately one and three-quarters ( 1. 75) miles to the west. The size of the development is approximately forty (40) acres. The developer proposes one hundred sixty-eight (168) lots having a minimum of 7,000 square feet and maximum of . pi 20F 8K 2025 PG 5 135 (FEE~92-15163) Resolution No. 92-89 Page 2 14,625 square feet with an overall density is 4.2 lots, or dwelling units, per acre; two (2) parcels are being reserved for landscape and median purposes at the two (2) entrances to this subdivision, and WHEREAS, the developer intends the domestic water supply to be provided by the Lagoon Estates Water Company. Sewage disposal is proposed to be by the Fort Mojave Tribal Utility Authority sewage disposal systems. Power will be provided by Mohave Electric Co-op Inc. Telephone will be provided by the Citizens Utility Company. Fire protection will be provided by Mohave Valley Fire Department, and WHEREAS, the approval of this subdivision is based on the understanding of the Board of Supervisors that all streets within the subdivision shall be constructed and paved with asphaltic concrete in accordance with Standard Specifications # 171 and 101.10A or better; the streets shall include curb and gutter; use of inverted crowns will not be accepted, and the owner/subdivider shall install a water distribution system to serve each lot within the subdivision; fire hydrants shall be provided in accordance with the requirements of the Mohave Valley Fire Department; sewage disposal is to be handled by the Fort Mojave Tribal Utility Authority; grading and drainage related improvements will be made as recommended by the project engineer in the drainage report; arrangements will be made to extend underground electric, telephone and water service to each lot in PAGE 2 OF 5 BK 2033 PG 612 (FEE~92-18616) . p~ 3 OF 5 BK 2025 PG 136 (FEE~92-15163) Resolution No. 92-89 Page 3 accordance with Arizona Corporation Commission Regulations; final approval for the completed water system and the sewage disposal system shall be obtained from the Arizona Department of Environmental Quality; all lots and street centerline monuments will be staked and monumented in accordance with Mohave County Standard Specification No. 102; street name and regulation signs will be installed in accordance with Mohave County Subdivision Regulations; and as a condition of approval the owner/subdivider is responsible for the completion of these site improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Mohave County Subdivision Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the said final plan conditional to the following: 1. The developer will make the same commitments for improvements in the Subdivision Questionnaire to the Real Estate Commission as required for approval of this tract by the Board. The final report delivered to the Arizona State Real Estate Department shall be submitted to the county; 2 . Arizona Department of the water and sewer subdivision; Environmental Quality approves system installation for this The owner/subdivider shall cause the engineering and drainage related improvements to be completed as recommended by the project engineer and outlined in the detailed drainage report as approved by staff. An approved method of assurance and/or surety shall be provided in the amount of the approved cost estimate for all required site improvements. 6. Compliance with Board of Supervisors Resolution 91-234, which approved this subdivision's zoning, shall be required. Moreover, the zoning approved by Board Resolution, 91-234, shall become effective upon recordation of this tract. 7. The Petition of Exception shall be approved for the two median entrances to this tract prior to recordation. 8. A recorded copy of the Articles of Incorporation for this subdivision's homeowners association shall be submitted prior to final recordation. 9. Delineation of all easements for offsite public utilities and existing easements on the construction plans shall be illustrated. Moreover, an utility easement for the proposed water service line located in the SW corner of this project shall recorded by separate instrument. 10. All pertinent and outstanding comments shall be addressed to reflect staffs comments as set forth by their letter dated February 28, 1992, (see exhibit "A") . NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of all documents delineated above shall be submitted for staff review and upon receipt of the evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat to be recorded.
