PAGE 1 OF 4 NOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-88 EVALUATION OF A FINAL SUBDIVISION PLAN OF ARROYO VISTA ESTATES, TRACT 4077-E, BEING A SUBDIVISION OF A PORTION OF THE S~ N~ AND N~ S~ SECTION 12, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on March 23, 1992, a public hearing was conducted to determine the approval of the final subdivision plan, for ARROYO VISTA ESTATES, Tract 4077-E, located in the South Mohave Valley area, and WHEREAS, the owner/subdivider of this tract is Arroyo Vista Estates General Partnership, Lake Havasu City, Arizona. The engineer of record on this project is RAN PAC Engineering Corporation of Henderson, Nevada, and WHEREAS, this property is located approximately one and one- half (1.5) miles east of Highway 95. The final subdivision plan, for Tract 4077-E, depicts approximately fifty-two (52) acres being subdivided into one hundred (100) single family lots having a minimum of 7,840 square feet and maximum of 39,247 square feet, and two (2) parcels consisting of a leach field, Parcel "S" (1.3 acres), and a drainage parcel, Parcel "M" (14.8 acres), and , . . PA~ 2 OF 4 BK 2025 PG 131 (FEEt92-1S162) Resolution No. 92-88 Page 2 WHEREAS, the domestic water supply is to be provided by the Bermuda Water Company. Sewage disposal is proposed to be through individual septic tanks for most of this subdivision's lots. A common septic system and leach fields is provided for purchasers of Lots 18 through 27 in Block 8. The CC&R' S and Real Estate Report shall reflect the responsibility for maintenance of their individual septic systems and this neighborhoods common sewer lines. Furthermore, the responsibility will include the overall conunon septic system and the leach field which is located in Parcel "S". Power will be provided by Mohave Electric Cooperative, Inc. and telephone will be provided by the Citizens Utilities Company. Fire protection will be provided by the Bullhead City Fire Department, and WHEREAS, the approval of this subdivision is based on the understanding of the Board of Supervisors that all streets within the subdivision shall be constructed and paved with asphaltic concrete in accordance with Standard Specifications #171 and lOl.10A or better; the streets shall include curb and gutter; use of inverted crowns is accepted, and the owner/subdivider shall install a water distribution system to serve each lot within the subdivision; fire hydrants shall be provided in accordance with the requirements of the Bullhead City Fire District; sewage disposal is to be handled by individual septic tank/leach line systems as explained above; grading and drainage related improvements will be made as recommended by the project engineer . . PAGE 3 OF 4 BK 2025 PG 132 (FEE~92-15162) Page 3 Resolution No. 92-88 in the drainage report; arrangements will be made to extend underground electric, telephone and water service to each lot in accordance with Arizona Corporation Commission Regulations; final approval for the completed water system and the sewage disposal system shall be obtained from the Arizona Department of Environmental Quality; all lots and street centerline monuments will be staked and monumented in accordance with Mohave County Standard Specification No. 102; street name and regulation signs will be installed in accordance with Mohave County Subdivision Regulations; and as a condition of approval the owner/subdivider is responsible for the completion of these site improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Mohave County Subdivision Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the said final plan conditional to the following: 1. The developer will make the same commitments for improvements in the Subdivision Questionnaire to the Real Estate Commission as required for approval of this tract by the Board. The final report delivered to the Arizona State Real Estate Department shall be submitted to the county; 2. Arizona Department of the water and sewer subdivision; Environmental Quality approves system installation for this 3. The owner/subdivider shall cause the engineering and drainage related improvements to be completed as recommended by the project engineer and outlined in the detailed drainage report as approved by staff. . . The Final Plat for Tract 4077-E, including the dedication, shall be properly executed and/or sanctioned by all parties having any recorded title interest in the land being subdivided and included on this subdivision; 5. An approved method of assurance and/or surety shall be provided in the amount of the approved cost estimate for all required site improvements. 6. The original signed copy of the CC&R's shall be submitted prior to final recordation. 7. Compliance with Board of Supervisors Resolution 88-179, which approved this subdivision's zoning, shall be required. Moreover, the zoning approved by Board Resolution, 88-179, shall become effective upon recordation of this tract. NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of all documents delineated above shall be submitted for staff review and upon receipt of the evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat to be recorded. NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process was afforded notice of this final action through the Board of Supervisors' meeting for this date.
