RESOLUTION NO. 92-80 A RESOLUTION SETTING FORTH THE ABANDONMENT OF THE FIFTEEN (15') FOOT EASEMENTS OF INGRESS, EGRESS AND UTILITIES ON EACH SIDE OF ALL LOT LINES COMMON TO LOTS 1-7 INCLUSIVE, 21, 22, AND 27-48 INCLUSIVE, IN ADDITION THE SEVENTY-FIVE (75') FOOT ROADWAY EASEMENT BEING THE WESTERLY SEVENTY-FIVE (75') OF LOTS 1 AND 36- 46 INCLUSIVE OF TORO ACRES, A SUBDIVISION OF SUNWARD HO! RANCHES NO.2, RECORDED APRIL 4, 1960, LOCATED IN SECTION 18 AND 19, TOWNSHIP 23 NORTH, RANGE 16 WEST, LOCATED IN THE KINGMAN AREA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 9, 1992, a public hearing was conducted to determine whether approval should be granted to Roger Sayles of Kingman, Arizona, for the abandonment of the fifteen (IS') foot easements for ingress, egress and utilities on each side of all lot lines common to Lots 1-7 inclusive, 21, 22 and 27-48 inclusive, in addition the seventy-five (75') foot roadway easement being the westerly seventy-five (75') feet of lots 1 and 36-46 inclusive of Toro Acres, a subdivision of Sunward Hot Ranches No.2, recorded April 4, 1960, located in Section 18 & 19, Township 23 North, Range 16 West, located in the Kingman area, and WHEREAS, subject property is accessed from Stockton Hill Road eight (8) miles north of Jagerson Avenue at the intersection of Stockton Hill Road and Calle Chavez. The project is bounded on the North, South and East by Sunward Ho Ranchos and on the south by Calle Charcas, and . PA' 2 OF 3 BK 2019 PG 52 (FEE~92-12681) Page 2 Resolution No. 92-80 WHEREAS, the applicant is requesting the abandonment in order to better utilize the property, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 12, 1992, the Commission recommended conditional APPROVAL of the requested abandonment with the applicant understanding and accepting the following conditions: 1. In his letter Harold J. Ganyo, County Engineer states, "Area within Flood Zone D, (Area of undetermined, but possible flood Hazards) it is this Departments recommendation that the proposed abandonments be condi tional to front lot PUE' s being provided to all lots existing wi thin this property. These easements must conform to minimum County Standards." 2. That the Board of Supervisors accept the granting, in a document acceptable to Public Works, of an eight (8') foot public utility easement along the front boundaries of all lots within the above described property. At the request of Roger Esquerra, cartographer, Commission recommends Final Plat and Parcel Plat boundaries be a tri Ie wide line as the 1 8" blue line border obscures dimensions, and WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on February 23, 1992, and posted February 21, 1992 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. .... . . PAGE 3 OF 3 BK 2019 PG 53 (FEE~92-12681) Resolution No. 92-80 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, March 9, 1992 APPROVED this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
