A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF THE SOUTHERN 577 FEET OF PARCEL 100
RECORD OF SURVEY FOR SECTION 15, TOWNSHIP 21 NORTH RANGE 18 WEST,
FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM Lo'r
SIZE) ZONE, PROPOSED TO BE: A-R/5A (AGRICULTURAL RESIDENTIAL/FIVE
ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 4, 1992, a public hearing was
conducted to determine whether approval should be granted to
David A. Scott of Bullhead City, Arizona, for a zone change from
existing A-R/I0A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone to A-R/5A (Agricultural Residential/Five Acre Minimum
Lot Size) zone, occupying the southwest corner of Redwall Drive
and Aztec Road, located in the Golden Valley area, and
WHEREAS, Section 15 is approximately one-half (.5) mile
south of Highway 68 and approximately four (4) miles west of the
Highway 68 and 93 junction.
The subject property is accessed
from highway 68 via Aztec Road south approximately one and one-
half (1.5) miles to the northwest corner of Redwall Drive and
Aztec Road, and

WHEREAS,
review of
the
floodplain map
#040058-2325B
indicates this parcel to be clear of a designated floodplain.
The property is currently vacant.
Surrounding land uses consist
of a mixture of homes and vacant land. The applicant desires to
split this 20+ acre parcel into three 5+ acre parcels.
This
property is located within the Valley Pioneer Water Co. district
and the Building Code area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 8 , 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicant
understanding
and
accepting
the
following
conditions:
1. The three (3) parcels be zoned A-R/5A (Agricultural-
Residential/Five Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a ml.nl.mum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The three (3) parcels shall meet or exceed five (5)
acres exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
7. The Board of Supervisors accept the dedication of a
thirty (30') foot right-of-way along the west boundary
of this parcel. In addition a twenty (20') foot radius
curve at the southwestern & southeastern corners of
this parcel. Also the granting of an eight (8') foot
PUE along the south boundary of this parcel. iThis

shall be approved through the recording of the
resolution authorizing this zone change, and that the
dedication/granting statement and dedication/granting
be shown on the Parcel Plat.
8. No building/zoning permits shall be issued until after
Parcel Plat recordation.
9. That appropriate zoning/building/environmental permits
be obtained.
10 The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being June
3, 1992, as per ARS 11-829E.

11. I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on April 19, 1992, and posted April 17,
1992 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, May 4, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the

change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
