A RESOLUTION AMENDING THE MOHAVE COUNTY ZONING REGULATION BY
SE'rTING FORTH THE REZONING OF LOT 11, BLOCK J, GOLDEN SAGE
RANCHOS UNIT 85, SECTION 23, TOWNSHIP 21 NORTH RANGE 19 WEST,
FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE)
ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOI~VE
COUN'l'Y, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 4, 1992, a public hearing was
conducted to determine whether approval should be granted to
Richard Reubens of Kingman, Arizona, for a zone change from
existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum
"
Lot Size) zone, located on the east side of CanelO Road, 650 feet
north of Bolsa Drive in the Golden Valley area, and
WHEREAS, Section 23 is approximately 2.75 miles south of
Highway 68 and approximately nine (9) miles west of the Highway
68 and 93 junction.
The subject property is accessed from
Highway 68 via Estrella Road south approximately 2.8 miles to
Bolsa Drive, thence east approximately six hundred (600~) feet to
the corner of Canelo Road and Bolsa Drive, thence North
approximately six hundred

WHEREAS,
review of the floodplain map #040058-2325B
indicates this parcel to be clear of a designated floodplain.
The property is occupied by a mobile home vacant.
Surrounding
land uses consist of a mixture of homes and vacant l~nd. The
applicant desires to split this 2+ acre parcel into two 1+ acre
parcels.
This property is located within the Golden Valley
Improvement District and the Building Code Area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 8, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicant understanding and accepting the
following
conditions:
1. The two parcels be zoned A-R/1A (Agricultural-
Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a nunlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.

5. The 1:ftre-e parcels shall meet or exceed one (1) acre
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
7.
No building/zoning permits shall be issued until after
Parcel Plat recordation.
8 .
That appropriate zoning/building/environmental permits
be obtained.

9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being June
3, 1992, as per ARS 11-829E.
10. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on April 19, 1992, and posted April 17,
1992 as required by Arizona Revised Statutes, and the Mohave
County zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, May 4, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
