A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF TRAT PORTION OF SECTION 15,
TOWNSHIP 17 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS
MAUNA KEA VILLAGE, TRACT 4141, FROM: R-E (RESIDENTIAL RECREATION)
ZONE PROPOSED TO BE R-O/8M (SINGLE FAMILY RESIDENTIAL/MOBILE
HOMES PROHIBITED/EIGHT THOUSAND SQUARE FOOT MINIMUM LOT SIZE)
ZONE, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 4, 1992, a public hearing was
conducted to determine whether approval should be granted to
Michael Mangana, Owen Development, of Monrovia, California, for a
zone change from existing R-E (Residential Recreation) zone to R-
O/8M (Single Family Residential/Mobile Homes prohibited/Eight
Thousand Square Foot Minimum Lot Size) located on the north side
of Levee Drive, one thousand (1,000') feet west of Harbor Avenue
in the South Mohave Valley area, and
WHEREAS, Section 15 is located in the Needles Bridge area.
This property is located adjacent to Levee Drive on the
northeasterly side, one (1) mile south of Highway 95 along Harbor
Avenue, one thousand (1,000') feet west on the south side of
Levee Drive, and

WHEREAS, review of floodplain map #0400S8-261SC indicates
this area to be in a minor designated floodplain. The 18.97 acre
site is currently vacant. Surrounding land uses consist of

developer is proposing an eighty-three (83) lot subdivision to be
developed in three (3) phases. These lots will be developed for
single family, homes only, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 8, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with

At the request of Roqer Esquerra, cartoqrapher, the Planninq
Commission recommends Final plat and Parcel plat boundaries be a
triple wide line as the 1/8" blue line border obscures dimensions
on prints.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on April 19, 1992, and in The Mohave
valley News, and posted April 17, 1992 as required by Arizona
Revised Statutes, and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, May 4, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
