RESOLUTION NO. 92-138
A RESOLUTION SETTING FORTH THE ABANDONMENT OF THE EXISTING
DRAINAGE EASEMENTS LOCATED WITHIN LOTS 14 AND 15, BLOCK 8, SUNSET
RANCHOS, TRACT 4046-B, LOCATED IN THE SOUTH MORAVE VALLEY AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 4, 1992, a public hearing was
conducted to determine whether approval should be granted to Ella
F. Keen of Ramona, California, for the abandonment of the
existing drainage easement located within Lots 14 and 15, Block
8, Sunset Ranchos, Tract 4046-B, located in the South Mohave
Valley area, and
WHEREAS, the developer of this project, formerly known as
Tierra Grande, Inc., is Sunset Ranchos, an Arizona Partnership.
The engineer of record is Jack L. Stovall of Stovall Engineers,
Inc. who is responsible for the plan preparation and drainage
study, and
WHEREAS, access to the project is approximately one (1) mile
east of Highway 95, along Camp Mohave Road to Mountain View Road,
then one-quarter (.25) mile north on Mountain View to River
Valley Road, northwesterly to Jamie Road, and

WHEREAS, this abandonment (in the recorded plat of Sunset
Ranchos Tract No. 4046-B) is necessitated by the alignment of
drainageways in the proposed final plat of Sunset Ranchos Tract
No. 4046-C. These abandoned drainage easements in Unit B will be
replaced with the granting of new drainage easements that locate
the drainage flow into appropriate locations to correlate with
drainage for Sunset Ranchos Tract No. 4046-C drainage system.
The abandonment request is in compliance with BOS Resolutions 90-
166 and 91-227 which conditionally approved the preliminary plan
of Tract 4046-C and is one of the conditions for approval, and
WHEREAS, Mohave Electric Cooperative, Inc. has no objection
to the abandonment of the drainage/public utility easements as
long as all designated anchor and public utility easements remain
as granted on the recorded final plat of Sunset Ranchos, Tract
4046-B, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 8, 1992, the Commission
recommended conditional APPROVAL of the requested abandonment
with the applicant understanding and accepting the following
conditions:
1. The new drainageway easement on lots 11, 12, 13, 14,
and 15, Block 8 will be recorded by separate documents
prior to the recording of the final plat of Sunset
Ranchos Tract 4046-C.

2. All other designated anchor and public utilities will
remain as granted, including but not limited to the 16'
PUE's and the 8' x 30' AE's (anchor easements).
3. This abandonment/granting shall take place simultaneous
with the recording of the new easements and upon
recordation of the final plat for Tract C.
4. This abandonment/granting shall take place simultaneous
and jointly with abandonment requests for drainage
easements located within lots 10, 11, 12, 13 of Block
8, of Sunset Ranchos Tract 4046-B.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on April 19 and 26, 1992, and in the
Mohave Valley News, and posted April 17, 1992 as required by

Statutes,
and the
Mohave
County
Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, May 4, 1992 APPROVED this
abandonment as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
