This access is rather involved because of fenced public lands
being interspersed with the platted units. Access to the site is
difficult, approximately seven and one-half (7.5) miles and
Commission staff had to walk some distance to post the rezoning
notice, and
WHEREAS, review of floodplain map #040058-2125B indicates
this area to be clear of flooding potential. This site is on the
foothills of the Black Mountains and it is not clear how much of
this site would be considered buildable land.
According to
assessors maps there are a number of parcels with ownership
links. This mayor may not indicate that two and one-half (2.5)
acres is sufficient land to build upon.
Surrounding land uses
consist of vacant land with about four homes within this unit,
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on March 11, 1992, the Commission
recommended DENIAL of the requested rezoning for the following
reasons:
1. Road Access is not open and maintained.
2. Character of development in the area is not conducive to the
increasing of density at this time.
3. Due to the remoteness and topography of this existing
subdivision, lack of access roads and other improvements to
this site it does not appear to be good planning practice to
increase the total number of parcels in this subdivision by
approval of this split.
