A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION
OF TIME F'OR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR PALM
ESTATES ][I, TRACT 4104, AND AN EXTENSION OF TIME FOR THE
ABANDONMENT OF ROADWAYS AND EASEMENTS AND THE ABANDONMENT-
REVERSION TO ACREAGE FOR PORTIONS OF RIO HACIENDA, TRACT' 1224,
BEING A PORTION OF SECTION 14, TOWNSHIP 19 NORTH, RIINGE 22 WEST,
LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUN"l,'Y, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held April 6, 1992 a public hearing 'was conducted
to consider approval of a request for an extension of time for
the approved preliminary subdivision plan for PALIY[ ESTATES II,
Tract 4104, and an extension of time for the abandonment of
roadways and easements, and abandonment-reversion to acreage for
portions of Rio Hacienda, Tract 1224, being a portion of Section
14, Township 19 North, Range 22 West, located in thE' South Mohave
Valley a:r:ea, and
WHE:H,EAS, the proposed, :subdivision is located one (1) mile
south of Bullhead City along Highway 95 to Camp Mohave Road, east
one-half (,5) mile,
This preliminary plan depicts twent,y-seven
(27)
acres subdivided into eighty-two
(82)
single family
residential lots (homes only).
The owner of this project is
Sharp Investment Company of Bullhead City AJ:izona. The Emgineer
responsible for plan preparation and the drainage s'tudy is
Stovall Engineering of Bullhead City, AJ:izona, and

WHEREAS, the preliminary plat for this tract was approved by
the Mohave County Board of Supervisors on April 2, 1990 via
Resolution 90-80.
A condition of the preliminary plan approval
was the abandonment of a portion of Rio Hacienda, Tract 1224.
The abandonments for roadways and easements was approved via
Resolution 90-313.
The abandonment/reversion to acreage was
approved via Resolution 90-312. A condition of approval for the
abandonments was that the final plat for Palm Estates II, Tract
4014-A be recorded within one (1) year or the abandoned portions
would revert to it's previous condition.
Resolutions 90-312 &
90-313 were approved by the Board on November 5, 1990, and
WHEREAS, the Board of Supervisors, at their regular meeting
on Monday, November 4, 1991 approved an extension of time to
April 2, 1992, via Resolution 91-292, and
WHEREAS, Mr. Harold Sharp, in his letter dated February 6,
1992, requested a one (1) year extension of time for the approved
preliminary plan and abandonments. Mr. Sharp's justification for
the extension is, "Additional time for the submittal of the Final
Plat and recordation of this tract".
This will be the second
extension of time for this project, and
WHEREAS, the Planning & Zoning Commission at their meeting
of March 11, 1992 recommended approval of an extension of time,
based on the following:

1. The owner seems to be actively pursuing the continued
processing of this tract.
2. This extension of time will be for the preliminary plat
approval and the abandonments as outlined above.
3. The approval of the extension will be to April 2, 1993.
4. All conditions previously required per Resolutions 90-
80, 90-312, 90-313 remain in effect.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, April 6, 1992 approved this
extension of time to April 2, 1993 as recommended by the
Commission and outlined herein.
