A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE
PERMIT ESTABLISHING A MOBILE HOME AS A SALES OFFICE IN AN A-R
(AGRICULTURAL RESIDENTIAL) ZONE, ON A PORTION OF THE N~ SE~
SECTION 22, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE
SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be granted to
Thomas A. Coury of Mesa, Arizona, for an extension of time for a
Zoning Use Permit establishing a mobile home as a sales office in
an A-R (Agricultural Residential) zone, located in a portion of
the N~ SE~ Section 22, Township 19 North, Range 22 West,
occupying the southwest corner of Highway 95 and the proposed
extension of Aztec Drive in the South Mohave Valley area, and
WHEREAS, Section 22 is located one (1) mile south of
Bullhead City's southern border and has frontage on the west side
of Highway 95.
The south half and northwest quarter of this
section are being proposed as a subdivision to be named Rio
pointe, Tract 4140. The specific site for this sales office has
access on Highway 95, and
WHEREAS, surrounding land uses consist of the proposed
Mohave valley Mall subdivision to the north, vacant land to the

west and south with Highway 95 to the east. The applicant for
this ZUP is the owner of this proposed development. A number of
other sales offices for subdivisions in varied phases of
development have been approved on a temporary basis by the
Planning Commission in the past year, and
WHEREAS, the request was granted with the following
conditions via Board of Supervisors Resolution 91-119:
1. This permit shall be a temporary permit for a one year
period with provision for one extension of one year.
The site shall have appropriate landscaping for the
surroundings, shall comply with restrictions of the
subdivision, shall provide temporary adequate off-
street parking as provided in the site plan.
3. At the expiration of this approval the property shall
revert to original zoning and condition except such
improvements that can be incorporated into the parcel's
future use i.e. sidewalk, PUE's, paved parking, access.

The mobile home shall have an affixed HUD label.

The mobile home shall be used as a sales office only
and not as a residence or watchman's quarters.
6. The access and parking area be paved if the sales
office use extends beyond one (1) year from the date of
Board approval.
7. That appropriate zoning/building permits be obtained.
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 13, 1992, the Commission
recommended conditional APPROVAL of the requested extension of
time with the applicant understanding and accepting the following
conditions:

1. The applicant comply with all provisions of Board of
Supervisors Resolution 91-119.
2. The extension of time be granted to May 2, 1993.
3. Submit a site plan within thirty (30) days of Board of
Supervisors approval showing current location and
required paved access and parkinq. If the plan is not
submitted and paving provided, the Zoning Use Permit
will be null and void.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 17, 1992, and in the Mohave valley
Daily News, and posted May 15, 1992 as required by Arizona
Revised Statutes, and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved the
granting of this extension of time for a conditional Zoning Use
permi t as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
