A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY PLAN OF CAMP MOHAVE HEIGHTS, TRACT 4086, A
SUBDIVISION OF A PORTION OF THE S~ NE~ NE~ SECTION 23, TOWNSHIP
19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be granted to
Lorraine Healton of Glendale, Arizona, for an extension of time

for the approved preliminary plan of CAMP MOHAVE HEIGHTS, Tract
4086, a subdivision in a portion of the S~ NE~ NE~ Section 23,
Township 19 North, Range 22 West, located in the South Mohave
Valley area, and
WHEREAS, the owner/developer of this tract is Lorraine
Healton, Glendale, Arizona, Mr. Brian Newlun, representative.
The Engineer responsible for the preparation of the drainage
report and design of this subdivision is Don Ziemba, P.E.,
McLaughlin Kmetty Engineers, Ltd., Glendale, Arizona, and

WHEREAS, the submitted preliminary plan depicts twenty (20)
acres subdivided into seventy-nine (79) lots.
The minimum lot
size of 7,785 square feet, and the maximum lot size is 11,394
square feet, for a density of 3.94 lots per acre, and

WHEREAS, the preliminary plan for this tract was approved by
the Mohave County Board of Supervisors on June 5, 1989, via
Resolution P&ZC: 89-88. Article 3.10-1 states "Upon application
to the commission and prior to the expiration, of the time limit,
extensions in increments of one (1) year may be granted by the
Board if the subdivider is actively processing the Final Plat,
If such action is not taken then all proceedings relating to the
plat shall be terminated", and
WHEREAS, at the public hearing before the Mohave County
Planning and zoning Commission on May 13, 1992, the Commission

recommended conditional APPROVAL of the requested extension of

time with the applicant understanding and accepting the following
conditions:
1. In the letter dated March 26, 1992, Mr. Brian Newlun
Consultant for Lorraine Healton, who has just closed
escrow on the purchase of Tract 4086-B, developer/owner
states, "We are meeting with the Engineers to finalize
the Final Plat which we hope to have in for approval
with in the next couple of weeks."
2. Staff has been working with the engineer to process
this subdivision.
3. This extension of time will be in effect until April 2,
1993.
4. As provided in Article 3.10-1 ..., extensions in
increments of one (1) year may be granted by the Board
if the subdivider is actively processinG the Final
Plat. If such action is not taken then all
proceedinGs relatinG to the plat shall be terminated.
At the request of ROGer Esquerra, cartoqrapher, the Commission
recommends Final Plat and Parcel Plat Boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 17, 1992, and in the Mohave Valley
Daily News, and posted May 15, 1992 as required by Arizona
Revised Statutes, and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved this
extension of time for the preliminary plan of DESERT COVE, Tract
4094, as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
