A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY PLAN OF DESERT COVE, TRACT 4094, BEING A
RESUBDIVISION OF LOTS 9, 10 & 11, BLOCK A, FORT MORAVE MESA
RANCHOS, IN THE SW~ SECTION 26, TOWNSHIP 19 NORTH, RANGE 22 WEST,
LOCATED IN THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be granted to
Walter and Linda Vance of Bullhead City, Arizona, and represented
by Daniel J. Oehler, for an extension of time for the approved
preliminary plan
of
DESERT
COVE,
Tract
4094,
being
a
resubdivision of Lots 9, 10 & 11, Block A, Fort Mohave Mesa
Ranchos, in the SW~ Section 26, Township 19 North, Range 22 West,
located in the South Mohave Valley area, and
WHEREAS, the owners/developers of this tract are Walter and
Linda Vance, Bullhead City, Arizona.
The Engineer responsible
for the preparation of the drainage report and design of this
subdivision is Don Ziemba, P.E., McLaughlin Kmetty Engineers,
Ltd., Glendale, Arizona, and
WHEREAS, the plan as submitted and reviewed proposes
minimum lot size of 8,976 square feet, with fifty-one (51) lots,

gross area of 15.31 acres for a density of 3.33 lots per acre,

WHEREAS, the preliminary plan for this tract was approved by
the Mohave County Board of Supervisors on April 2, 1990, via BOS
Resolution 90-75. Article 3.10-1 states "Upon application to the
commission and prior to the expiration, of the time limit,
extensions in increments of one (1) year may be granted by the
Board if the subdivider is actively processing the Final Plat.
If such action is not taken then all proceedings relating to the
plat shall be terminated", and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 13, 1992, the Commission
recommended conditional APPROVAL of the requested extension of
time with the applicant understanding and accepting the following
conditions:
1. In the letter dated April 1, 1992 Mr. Daniel J. Oehler
representative of the developer/owner states, "I
believe your records will reflect the fact that there
has been virtually a constant stream of communication,
filing, and effort to resolve the multitude of issues
and difficulties that the developer has encountered in
this project."
2. Staff has been working with the engineer to process
this subdivision.
3. This extension of time will be in effect until April 2,
1993.
4. As provided in Article 3,10-1 "..., extensions in
increments of one (1) year may be granted by the Board
if the subdivider is actively processinq the Final
Plat. If such action is not taken then all proceedinqs
relatinq to the plat shall be terminated."
At the request of Roqer Esquerra, cartoqrapher, the planninq
Commission recommend Final Plat and Parcel Plat Boundaries be a
triple wide line as the 1/8" blue line border obscures
dimensions.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 17, 1992, and in the Mohave Valley
Daily News, and posted May 15, 1992 as required by Arizona
Revised Statutes, and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved this
extension of time for the preliminary plan of DESERT COVE, Tract
4094, as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
