MICROF1lMED RESOLUTION NO. 92-154 A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY SETTING FORTH APPROVAL OF A ZONING USE PERMIT FOR THE ESTABLISHMENT OF A SINGLE FAMILY RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE ON LOT 11, BLOCK 5, NEW KINGMAN ADDITION #3, SECTION 33, TOWNSHIP 22 NORTH, RANGE 16 WEST, LOCATED IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held May 4, 1992 a public hearing was conducted to determine whether approval should be granted to Willie and Kathryn Hatch of Kingman, Arizona, for a zoning Use Permit (ZUP) for the establishment of a single family residence in a C-2 (General Commercial) zone on Lot 11, Block '5~ New Kingman Addition #3, Section 33, Township 22 North, Range 16 West, located on the east side of Mallard Drive, four hundred (400') feet north of Martin Lane in the Kingman area, and WHEREAS, New Kingman Addition #3 is located approximately one and one-half (1.5) miles northeast of the eastern 1-40 and Highway 66 intersection. The subject property is accessed from Highway 66 via Martin Lane west approximately 350 feet to Mallard Drive, thence north approximately 400 feet on the east side of the street, and ...., ~ . . Resolution No. 92-154 PAGE 2 OF 3 BK 2046 PG 852 (FEE~92-24104) Page 2 WHEREAS, review of floodplain map #040058-2165C indicates this area to be clear of a designated floodplain. The site is currently vacant. Surrounding land uses consist of mostly homes and some vacant land. The commercially zoned property to the north and south side are occupied with homes. The commercial property to the east is vacant. The applicant desires to establish a mobile home as a residence, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on April 8, 1992 and did generate a recommendation of APPROVAL of the requested Zoning Use Permit contingent upon the following conditions: 1. The applicant comply with all applicable provisions of Sections 25, 26, 27, and 31 of the Mohave County zoning Regulations. Compliance with Section 27.P (Site Plan Requirements) and Ordinance 87-1 (Dark Sky Ordinance) is also required. 2. That appropriate zoning/building/environmental permits be obtained. 3. The mobile home shall have an affixed HUD label. 4. The home shall be used as a residence not be used in conjunction with the General Commercial zoning. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the ZUP shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on April 19, 1992, and posted April 17, 1992 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 4, 1992 approved this Amendment to the Mohave County Zoning Regulation by granting this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
