PAGE 1 OF 5 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-221 EVALUATION OF A FINAL SUBDIVISION PLAN OF TANGERINE TERRACE, TRACT NO. 4142 BEING A SUBDIVISION OF A PORTION OF SECTION 23, TOWNSHIP 17 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on June 15, 1992, a public hearing was conducted to determine the approval of the final subdivision plan for Tangerine Terrace, Tract No. 4142, located in the South Mohave Valley, and WHEREAS, the owner/subdivider of this tract is CBBS Ventures, a California Partnership. The engineer responsible for plan preparation and drainage study is Mr. Stuart Powell, P.E., South pointe Consultants, of Bullhead City, Arizona, and WHEREAS, this property is located on the southwesterly side of Riverfront Parkway, adjacent the Colorado River to approximately two (2) miles off State Highway 95. It can be accessed from Higgen's corner, south on Barrackman Road to Riverfront Parkway. The northwest boundary of this project is adjacent to Colorado Riverfront Terrace, Tract 4082. This project is in the South Mohave Valley Area, and WHEREAS, the developer is proposing twenty-two (22) lots on 6.08 acres. These lots will be single family, homes only. The minimum lot size is seven thousand (7,000) square feet. Streets will be private and maintained by the homeowners association, and WHEREAS, water and sewage disposal will both be supplied by Fort Mohave Tribal Utility Authority. Electric service will be supplied by Mohave Electric Cooperative, and telephone, by Citizens Utilities Company. Fire protection will be provided by Mohave Valley Fire District. Solid waste disposal by private carrier to El Rodeo County landfill, and WHEREAS, the approval of this subdi vis ion is based on the understanding of the Mohave County Planning and Zoning Commission that all streets within the subdivision will be constructed and paved with asphaltic concrete in accordance with Standard Specifications #171 and #101.10A of the County Engineering Road Standards or better, the streets will include curb and gutter on the interior streets and are approved for inverted street cross sections. A water supply and distribution system including adequate pressure and volume for fire flows will be constructed . . Resolution No. 92-221 Page 3 to serve each lot. PAGE 3 OF 5 BK 2067 PG 1001 (FEEt92-33334) Grading and drainage related improvements will be made as recommended ;by the design engineer and approved by the County Engineer. Electric and telephone service shall be provided to each lot in accordance with Arizona Corporation Commission Regulations. All lots and street centerline monuments will be staked and monumented in accordance with Standard Specification #102 of the Mohave County Engineering Road Standards. Fire hydrants will be provided at locations prescribed by the Mohave Valley Fire Department; street name and regulatory signs will be installed in accordance with the requirements of the Mohave County Subdivision Regulations and as 1 ., recommended by the design engineer, and, as a CONDITION OF APPROVAL, the owner/developer is responsible for the completion of improvements and shall provide a cost estimate and assurances for all required subdivision improvements in accordance with Article V of the Mohave County Subdivision Regulations. NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the Final Plat for Tangerine Terrace, Tract 4142 conditional to the following: 1. The developer will make the same commitments for improvements in the Subdivision Questionnaire to the Real Estate Commission as required for approval of this tract by the Board.
