PAGE 1 OF 4 rlOHAVE COUNTY BOARD Of SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-217 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR CHAPARRAL MESA II, TRACT 3042-A, A SUBDIVISION WITHIN A PORTION OF THE N~ OF SECTION 28, TOWNSHIP 22 NORTH, RANGE 16 WEST, IN THE NORTH KINGMAN AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on Monday, June 15, 1992, a public hearing was conducted to determine the final subdivision plan for Chaparral Mesa II, Tract 3042-A, located in the north Kingman area, and WHEREAS, the owner/subdivider of this tract is William Nugent Construction, an Arizona Corporation. The engineer of record on this project is Jack Stovall of Stovall Engineers, Inc., Riviera, Arizona, and WHEREAS, this subdivision is located north of Thompson Avenue, one-half mile west of Highway 66 and lies north of Ames Avenue and east of Norrie Drive. The primary access to this residential lot subdivision is intended from Thompson Avenue, and WHEREAS, sewage disposal is intended to be taken care of through connection to the City of Kingman main line northeasterly ... . . Water will be supplied by the City of Kingman with connections to each lot, and WHEREAS, the conditional approval of this subdivision is based on the understanding of the Board of Supervisors that all streets within the subdivision will be constructed and paved with asphaltic concrete in accordance with Standard Specification #171, and 101.10A, of the County Engineering Road Standards, or better, the streets will include curb and gutter on the interior streets; grading and drainage related improvements will be made .;:.' as recommended by the design engineer in the drainage report; arrangements will be made to extend underground electric and telephone service to each lot in accordance with Arizona Corporation Commission Regulations; all lots and street centerline monuments will be staked and monumented in accordance with Standard Specification #102; fire hydrants will be provided at locations prescribed by the Hualapai Valley Fire Department; street name and regulatory signs will be installed in accordance with the requirements of the Mohave County Subdivision Regulations and as recommended by the design engineer, and the owner/subdivider is responsible for the completion of improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Subdivision Regulations, and ,- -. '" . . PAGE 3 Of " 8'" 2067 PG 9'6~ (f'EEt92-33330l Page 3 Resolution No. 92-217 NOW THEREFORE BE IT RESOLVED, that the Board approved the said final plan conditional to the following: 1. The developer will make the same commitments for improvements in the prospectus to the State Department of Real Estate as is required for approval of this tract by the Board. A copy of the final report delivered to the State of Arizona Department of Real. Estate shall be submitted to the county. 2. Arizona Department of Environmental Quality shall approve the water and sewer system installation for this subdivision. -:';'-.;1 3. The water system will provide adequate flows for fire protection. Fire hydrants conforming to the minimum County standards shall be provided and located no more than seven hundred fifty (750') feet apart and/or fire hydrants acceptable to the Hualapai Valley Fire Department at the location(s) they prescribe. The owner/subdivider shall cause the drainage related improvements to be completed as recommended by the project engineer and outlined in the detailed approved drainage report; a grading plan shall be provided as a part of the improvement plans for this subdivision. 4. 5. The final plat for Tract 3042-A shall be properly executed and/or ratified by all parties having any record title interest in the land being subdivided and included on this subdivision boundary. 6. An assurance and lor surety shall be provided in the amount of the approved cost estimate for all required site improvements. 7. The original signed copy of the CC&R's shall be submitted prior to final recordation. 8. Specific comments, in the Public Works letter dated May 19, 1992, shall be complied with prior to final plat recording. PAGE 4 OF 4 BK 2067 PG 98& (fEE+92-33330) Resolution No. 92-217 Page 4 review and upon receipt of the evidence that these conditions have been met, together with the executed mylars and appropriate recording fee, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat for Tract 3042-A to be recorded, and NOW THEREFORE BE IT FURTHER RESOLVED, that the rezoning of these lots shall be granted as per Board of Supervisors Resolution No. 91-250, and NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this final action through advertisement of the Board of Supervisors' meeting for this date.
