A RESOLUTION AMENDING THE MOHAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF THE NORTHERN THIRD PORTION OF
PARCEL 531, STOCKTON HILL RANCHES #11, SECTION 7, TOWNSHIP 22
NORTH, RANGE 16 WEST, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN
ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/3A (AGRICULTURAL
RESIDENTIAL/THREE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE
KINGMAN AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be granted to
Joseph and Nikki Thelen of San Diego, California, for a zone
change from existing A-R/I0A (Agricultural Residential/Ten Acre
Minimum Lot Size) zone to A-R/3A (Agricultural Residential/Three
Acre Minimum Lot Size) zone, bounded by Calle Castano, Calle
Blanca, Illinois and Kentucky Drives in the Kingman area, and
WHEREAS, Section 7 is located approximately three (3) miles
north of the Butler area and east of Stockton Hill Road. The
subject property is accessed from Stockton Hill Road via Cactus
Wren Drive (approximately four (4) miles north of Northern
Avenue) east approximately one and one-half (1.5) miles to Cherum
Road thence north approximately one-half (.5) miles to Calle
Castano thence east approximately one (1) mile to the corner of
Illinois Drive and Calle Castano, and

WHEREAS, review of floodplain map #040058-2155B indicates
this twenty (20) acre lot to be clear of a designated floodplain.
This parcel is currently vacant.
Surrounding land uses consist
of mostly vacant land with some residential uses.
Surrounding
properties are twenty and forty acre parcels.
The applicant
desires to split this parcel into three parcels with a three (3)
acre minimum lot size, and
WHEREAS, at the public hearing before the Mohave County
Planning and zoning Commission on May 13, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicant
understanding
and
accepting
the
following
conditions:
1. The two northern parcels be zoned A-R/3A (Agricultural-
Residential/Three Acre Minimum Lot Size) and the
southern parcel be zoned A-R/4A (Agricultural-
Residential/Four Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The Northern parcels shall meet or exceed three (3)
acres and the southern parcel shall meet or exceed four
(4) acres exclusive of road easements or rights-of-way.

The Parcel plat shall show any surface drainage or FEMA
flood zones.
7 . The Board of Supervisors accept the dedication of a
thirty (30') foot road right-of-way along the east and
west boundaries of the subject property, as well as two

twenty (20') radius curves at the northwest and
northeast corners of the subject property. This shall
be approved through the recording of the resolution
authorizing this zone change, and that the dedication
statement and dedication be shown on the Parcel Plat.
8. No building/zoning permits shall be issued until after
Parcel Plat recordation.
9. That appropriate zoning/building/environmental permits
be obtained.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being July
2, 1992, as per ARS 11-829E.
11. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, the Commiss ion
recommends Parcel Plat boundaries be a triple wide line as the
1/8" blue line border obscures dimensions on prints.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 17, 1992, and posted May 15, 1992
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved this

Amendment to the Mohave County Zoning Regulation through the
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
