A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF A PORTION OF PARCEL 247, STOCKTON
HILL RANCHES #8, BEING SECTION 36, TOWNSHIP 23 NORTH, RANGE 17
WEST, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM
LOT SIZE) ZONE, PROPOSED TO BE: A-R/5A (AGRICULTURAL
RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE
KINGMAN AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be granted to
James and Mary Ellen Teeter of San Diego, California, for a zone
change from existing A-R/I0A (Agricultural Residential/Ten Acre
Minimum Lot Size) zone to A-R/5A (Agricultural Residential/Five
Acre Minimum Lot Size) zone, occupying the northwest corner of
Deloris Avenue and Parker Street in the Kingman area, and
WHEREAS, Section 36 is approximately four and one-quarter
(4.25) miles North of the Butler area and approximately one-
quarter (.25) mile east of Stockton HilI Road.
The subject
property is located on Deloris Avenue a quarter section line road
approximately one-half (.5) mile west of Cherum Road, and
WHEREAS,

to be clear of a designated floodplain.

The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
Each parcel shall have legal access.
These parcels shall meet or exceed five (5) acres
exclusive of road easements or rights-of-way.
The Parcel Plat shall show any surface drainage and
FEMA designated flood zones.
That the Board of Supervisors accept the abandonment of
the existing fifty (50') foot roadway easements along
the western and southern boundaries of the subject
property, to be replaced by the dedication of a thirty
(30') foot right-of-way along the western boundary and
a thirty (30') foot right-of -way along the southern
boundary. In addition, a twenty (20') foot radius at
the southwestern corner of the above described

of the resolution authorizing this zone change, and
that the dedication statement and dedication be shown
on the Parcel Plat.

this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title II, Chapter 6, 11-832.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
