A RESOLUTION AMENDING THE MOHAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF A PORTION OF PARCEL 29-14, LOCATED
IN SECTION 29, TOWNSHIP 24 NORTH, RANGE 14 WEST, FROM: A-R/36A
(AGRICULTURAL RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE MORAVE COUN'.rY GENERAL
AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be granted to
Brian J. Mack of Kingman, Arizona, for a zone change from
existing A-R/36A
(Agricultural
Residential/Thirty-six Acre
Minimum Lot Size) zone to A-R/I0A (Agricultural Residential/Ten
Acre Minimum Lot Size) in the Mohave County General area, and
WHEREAS, Section 29 is approximately one-half (.5) mile
north of Highway 66 and approximately twenty-two (22) miles
northeast of the Kingman City limits.
The subject property is
accessed from Highway 66 via Antares Road north approximately one
(1) mile to an unnamed road thence northeast approximately one
( 1) mile to Bach Road thence south approximately one-half (.5)
mile to the southwest corner of the subject property, and

WHEREAS,
review of
the
floodplain map
#040058-2025B
indicates this parcel to be clear of a designated floodplain.
The property is currently vacant. Surrounding land uses consist
primarily of vacant land.
The applicant desires to split this
37+ acre parcel into three 10+ acre parcels, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 13, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicant
understanding
and
accepting
the
following
conditions:

1.
The three parcels be zoned A-R/I0A (Agricultural-
Residential/ten Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. Each parcel shall meet or exceed ten (10) acres
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage and the
FEMA flood zones.
7. That the Board of Supervisors accept the dedication of
a twenty (20') foot radius curve at the southwest
corner of the above described property.
8.
No building/zoning permits shall be issued until after
Parcel Plat recordation.

permits be obtained.

10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being July
2, 1992, as per ARS 11-829E.
11. I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, the Commission
recommends Parcel Plat boundaries be a triple wide line as the
1/8" blue line border obscures dimensions on prints.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 17, 1992, and posted May 15, 1992
as required by Arizona Revised Statutes, and the Mohave County
zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the
Mohave County Planning and
outlined herein.
