A RESOLUTION AMENDING THE MOHAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF LOT 7, BLOCK K, GOLDEN SAGE RANCHOS
UNIT 61, SECTION 23, TOWNSHIP 22 NORTH, RANGE 19 WEST, FROM: A-
R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be' granted to
Jeanette Ann McCallum Hay of Saugus, California, for a zone
change from existing A-R/2A (Agricultural Residential/Two Acre
Minimum Lot Size) zone to A-R/IA (Agricultural Residential/One
Acre Minimum Lot Size) zone, located on Cibola Road, three
hundred (300') feet north of Chinle Drive in the Golden Valley
area, and
WHEREAS, Section 23 is approximately three and one-quarter
(3.25) miles north of Highway 68 and approximately nine (9) miles
west of the Highway 68 and 93 junction. The subject property is
accessed from Highway 68 via Estrella Road north approximately
three and one-quarter (3.25) miles to Chinle Drive thence east
approximately one-quarter (.25) mile to Cibola Road thence north
approximately three hundred thirty (330') feet to the southeast
corner of the subject property, and

indicates this parcel to be clear of a designated floodplain.
The property is currently occupied with one single family
dwelling. Surrounding land uses consist primarily of vacant land
with single family homes existing north and east of the subject
property.
The applicant desires to split this 2+ acre parcel
into two 1+ acre parcels, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Co~nission on May 13, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicant
understanding
and
accepting
the
following
conditions:
1.
The two parcels be zoned A-R/1A
Residential/One Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. Both parcels shall meet or exceed one (1) acre
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage and the
FEMA flood zones.
7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That appropriate zoning, building and environmental
permits be obtained.

9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being July
2, 1992, as per ARS 11-829E.
10. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra , cartoqrapher , the Commiss~on
recommends Parcel Plat boundaries be a triple wide line as the
1/8" blue line border obscures dimensions on prints.

WlIEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 17, 1992, and posted May 15, 1992
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the
Mohave County Planning and
