A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF PARCEL 353-A, SECTION 6, TOWNSHIP
21 NORTH, RANGE 17 WEST, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL
TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/2A
(AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) AND A-R/4A
(AGRICULTURAL RESIDENTIAL/FOUR ACRE MINIMUM LOT SIZE) ZONES,
LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 1, 1992, a public hearing was
conducted to determine whether approval should be granted to Jack
and Esteli ta Couch of San Jose, California, for a zone change
from existing A-R/I0A (Agricultural ReSidential/Ten Acre Minimum
Lot Size) zone to A-R/2A (Agricultural Residential/Two Acre
Minimum Lot Size) and A-R/4A (Agricultural Residential/Four Acre
Minimum Lot Size) zones, occupying the northeast corner of Tooman
Road and Chino Drive in the Golden Valley area, and
WHEREAS, Section 6 is approximately three-quarters (.75)
mile north of Highway 68 and approximately one and one-quarter
(1.25) miles west of the Highway 68 and 93 junction. The subject
property is accessed from Highway 68 via Tooman Road north
approximately three-quarters (.75) mile to Chino Drive and the
southwestern corner of the subject property, and

the
indicates this parcel to be clear of a designated floodplain.
The property is currently vacant. Surrounding land uses consist
primarily of single family homes. The applicant desires to split
this 10+ acre parcel into two 2+ acre parcels and one 6+ acre
parcel, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 13, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
understanding
and
accepting
following
the
applicant
conditions:
1. The two western parcels be zoned A-R/2A (Agricultural-
Residential/Two Acre Minimum Lot Size) and the eastern
most parcel be zoned A-R/4A (Agricultural-
Residential/Four Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a ml.nl.mum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. Elimination of the proposed flag lot.
6. The two western parcels shall meet or exceed two (2)
acres and the eastern most parcel shall meet or exceed
four (4) acres exclusive of road easements or rights-
of-way.
7. The Parcel Plat shall show any surface drainage or FEMA
flood zones.

8. The Board of Supervisors accept the abandonment of the
existing twenty (20') foot easement located on the
eastern boundary of the subject property, to be
replaced by the dedication of a forty-two (42') foot
right-of-way along the eastern and southern boundary,
and a ten (10') foot right-of-way along the western
boundary of this parcel. In addition a twenty (20')
foot radius curve at the southwestern corner and a
three hundred ( 300' ) foot radius curve at the
southeastern corner of this parcel. Also the granting
of an eight ( 8') foot PUE along the west and south
boundaries of this parcel. This shall be approved
through the recording of the resolution authorizing
this zone change, and that the dedication/granting
statement and dedication/granting be shown on the
Parcel Plat.
9. No building/zoning permits shall be issued until after
Parcel Plat recordation.
10. That appropriate zoning/building/environmental permits
be obtained.
11 The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being July
2, 1992, as per ARS 11-829E.
12. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 17, 1992, and posted May 15, 1992
as required by Arizona Revised Statutes, and the Mohave County
zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 1, 1992 approved this
Amendment to the Mohave County zoning Regulation through the
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
