BOARD OF SUPERVISORS RECORDING FEE 0.00 Ne RESOLUTION NO. 92-260 A RESOLUTION SETTING FORTH THE REZONING OF LOT 12, BLOCK N, GOLDEN SAGE RANCHOS UNIT 66, SECTION 3, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIOENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 3, 1992, a public hearing was conducted to determine whether approval should be granted to Staley and Verna Osborn of Kingman, Arizona, for a zone change from the existing A-R/2A (Agricultural ReSidential/Two Acre Minimum Lot Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone, located on the east side of Eloy Road, three hundred thirty (330') feet north of Chino Drive, in the Golden Valley area, and WHEREAS, Section 3 is approximately one-quarter (.25) mile north of Highway 68 and approximately nine (9) miles west of the Highway 68 and 93 junction. The subject property is accessed from Highway 68 via Estrella Road north approximately one-quarter (.25) mile to Chino Drive, thence west approximately one-quarter (.25) mile to Eloy Road, thence north approximately one-quarter ( .25) mile the southeast corner of the subject property, and . . Resolution No. 92-260 Page 2 WHEREAS, review of the floodplain map #040058-2150B indicates this parcel to be clear of a designated floodplain. The property is currently occupied by a single family dwelling. Surrounding land uses consist primarily of single family homes and vacant land. The applicant desires to split this 2+ acre parcel into two 1+ acre parcels, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 8, 1992, the Commission recommended a conditional APPROVAL of the requested rezoning with the applicant understanding and accepting the following conditions: ': ~.:......~ 1. The two parcels be zoned A-R/1A (Agricultural- Residential/One Acre Minimum Lot Size). 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a mlnlmum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. The two parcels shall meet or exceed one ( 1) acre exclusive of road easements or rights-of-way. 6. The Parcel Plat shall show any surface drainage or FEMA flood zones. 7. No building/zoning permits shall be issued until after Parcel Plat recordation. 8. That appropriate zoning/building/environmental permits be obtained. 9. The rezone shall not become effective for at least thirty (30) days after final approval of the change in " PAGE 2 OF 3 BK 2089 PG 219,(FEE.92-~2709) . . I f these conditions are not met within one (1) year this approval shall be void. I f at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. At the request of Roqer Esquerra, cartoqrapher, the Planninq Commission recommends Parcel Plat boundaries be a triple wide line as the 1/8" blue line border obscures dimensions. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on July 18, 1992, and posted July 15, 1992 as required by Arizona Revised Statutes, and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 3, 1992 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
