PAGE i OF 5 ';f.:;~::.::~~/ MOHAVE COUNTY BOARD OF' SUPERVISORS ~ RECORDING FEE 0.00 He RESOLUTION NO. 92-246 EVALUATION OF A FINAL SUBDIVISION PLAN OF CAMP MOHAVE HEIGHTS, TRACT 4086-B, BEING A SUBDIVISION OF A PORTION OF THE S ~ OF THE NE ~ OF THE NE ~ SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 6, 1992, a public hearing was conducted to determine the approval of the final subdivision plan, for Camp Mohave Heights, Tract 4086-B, located in the South Mohave Valley area, and WHEREAS, "1 the owner/subdivider of this tract is Lorrine . I Healton, a single woman as sole proprietor of Glendale, Arizona. The engineer of record on this project is Donald Ziemba P.E. of McLaughlin Kmetty Engineers, Inc., Phoenix, Arizona, and WHEREAS, the proposed subdivision is located three-quarters (3/4) of a mile east of Highway 95 between Camp Mohave Road and El Rodeo Road, and is just north of the westerly extension of Camino Colorado. This roughly ten (10) acre parcel fronts on and is between La Riqueza and Mountain View Roads and is being subdivided into twenty-one (21) lots, and " ,. ..-.. \ - I I I I 1 I 1 I I . . Resolution No. 92-246 Page 2 WHEREAS, the water and telephone will be supplied by Citizens Utility Company, power by Mohave Electric Cooperative. Sewaqe disposal will be provided by individual, onsite septic systems. Fort Mojave Mesa Fire Department will be providing fire protection for this project and private carrier will be providing the solid waste (garbage) disposal to Mohave Valley Landfill, and WHEREAS, the approval of this subdivision is based on the understanding of the Board of Supervisors that all streets within the subdivision shall be constructed and paved with asphaltic concrete in accordance with Standard Specifications #171 and 101.10A or better; the streets shall include curb and gutter; and the owner/subdivider shall install a water distribution system to serve each lot within the subdivision; fire hydrants shall be >'1 provided in ~dcordance with the requirements of the Fort Mojave Mesa Fire Department; sewage disposal is to be handled by individual septics; grading and drainage related improvements will be made as recommended by the project engineer and as approved by the County Engineer in the county approved drainage report; agreements will be made to extend underground electric, ~ telephone and water service to each lot in accordance with Arizona Corporation Commission Regulations, these agreements will be submitted prior to final recordation; all lots and street centerline monuments will be staked and monumented in accordance with Mohave County Standard Specification No. 102; street name " PAGE 2 OF 5 BK 2077 PG 51 (FEE~92-37277> . . Resolution No. 92-246 Page 3 and regulation signs will be installed in accordance with Mohave County Subdivision Regulations; and as a condition of approval the owner/subdivider is responsible for the completion of these site improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Mohave County Subdivision Regulations. NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the Final Plat for Tract 4086-B conditional to the following: 1. The developer will make the same commitments for improvements in the Subdivision Questionnaire to the Real Estate Commission as required for approval of this tract by the Board. A copy of the draft and final report delivered to the Arizona State Real Estate Department shall be submitted to the county; 2. The owner/subdivider shall cause the engineering and drainage related improvements to be completed as rec9~ended by the project engineer and outlined in the detalled drainage report as approved by the County Engineer. These improvements shall include any applicable comments within the Public Works letter dated June 15, 1992 (exhibit A); 3. The Final Plat for Tract 4086-B including the dedication shall be properly executed and/or sanctioned by all parties having any recorded title interest in the land being subdivided and included on this subdivision; 4. The Board of Supervisors approves the zone change with the recording of the Final Plat; 5. Compliance with Board of Supervisors Resolution 89-89 which approved this subdivision's zoning, shall be required. The zoning approved by Board Resolution, 89- 89, shall become effective upon recordation of this tract. " PAGE 3 OF 5 BK 2077 PG 52 (FEEt92-37277) . . Resolution No. 92-246 Page 4 NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of all documents delineated above shall be submitted for staff review and upon receipt of the evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat for tract 4086-B to be recorded. NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this final action through advertisement of the Board of Supervisors' meeting for this date.
