PAGE 1 OF + MOHAVE COUNTY BOARD Of SUPERVISORS RECORDIH~ FEE 0.00 Ht RESOLUTION NO. 92-244 A RESOLUTION AMENDING BOARD OF SUPERVISORS RESOLUTION 92-157 EXTENDING THE URBAN OVERLAY ZONE TO INCLUDE SECTIONS 12, 13, 24, AND THAT PORTION OF SECTION 25 NOT WITHIN THE KINGMAN CITY LIMITS, TOWNSHIP 22 NORTH, RANGE 17 WEST, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 6, 1992, a public hearing was conducted to extend the Urban Overlay Zone to include Sections 12, 13, 24, and that portion of Section 25 not within the corporate limits of Kingman, Arizona , Township 22 North, Range 17 West, being east of Stockton Hill Road in the Cerbat Ranches area, and "( . I WHEREAS, the Planning Commission received a request from Mr. & Mrs. F.D. Gore who indicated they represent property owners in the Quail Valley & Cerbat Ranches area. The request asked that the Urban Overlay zone be extended to include their area. The J 11 !1 J ! ~j " . " ,j 'I i . i letter indicated the residents were concerned about homes not being built to code. The letter also indicated the applicants knew that building permit costs would be higher than current zoning permit fees, and WHEREAS, the area under evaluation is located approximately " ~ 1 I I I ~i I l . . Resolution No. 92-244 Page 2 three and one-half (3.5) miles north of the Northern Avenue and Stockton Hill Road intersection. The Cerbat Ranches are accessed from Stockton Hill Road via Cactus Wren Road. There has been an increase in building activity in the past and the applicants feel that the inclusion of this area into the Urban Overlay/Building Code area is warranted. Sections 13 & 24 would need to be included in this evaluation in order to connect Section 12 with the current overlay zone, and WHEREAS, Resolution 92-157 was approved by the Board of Supervisors at their reGular meetinG of May 4, 1992. However, the lanGuaGe of the resolution did not match the exhibit approved by the PlanninG Commission on April 8, 1992 and recorded with the resolution. The amendment would include the lanGuaGe necessary .,( . I to ensure the resolution matches the area delineated in the exhibit. This matter was brought before the Commission for information purposes and approval, and WHEREAS, the Planning and Zoning Commission at their meeting on June 10, 1992 did recommend APPROVAL of an amendment to Resolution 92-157 which specifically stipulates the building code expansion as illustrated on Exhibit "A" of the recorded resolution. Specifically, that the Urban Overlay Zone be extended to include Section 12, 13, 24, and that portion of Section 25 not within the corporate limits of Kinqrnan. Arizona. Township 22 North. Resolution No. 92-244 Page 3 WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on June 21, 1992, and posted June 19, 1992 as required by Arizona Revised Statutes and Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, July 6, 1992, approved this extension of the Urban Overlay Zone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
