A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF THE E~ W~ PARCEL 90 SUNWEST ACRES
UNIT f1, SECTION 29, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-
R/5A (AGRICULTURAL RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on July 6, 1992, a public hearing was
conducted to determine whether approval should be granted to Viva
Davis of Kingman, Arizona, for a zone change from the existing A-
R/5A (Agricultural ReSidential/Five Acre Minimum Lot Size) zone
to A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size)

zone, located on the south side of Balsa Road, fourteen hundred
(1,400') feet west of Verde Road in the Golden Valley area, and
WHEREAS, Section 29 is approximately two and one-half (2.5)
miles south of Highway 68 and approximately five (5) miles west
of the Highway 68 and 93 junction.
The subject property is
accessed from Highway 68 via Colorado Road south approximately
two and six-tenths (2.6) miles to Bolsa Drive thence east
approximately six-tenths (.6) mile to the northwest corner of the
subject property, and

WHEREAS,
review of
the
floodplain map
#040058-2325B
indicates this parcel to be clear of a designated floodplain.
The property is currently occupied by a deteriorating mobile home
and other debris.
As a product of this rezone the buyer has
aqreed to remove the mobile home and the remaininq debris.
Surrounding land uses consist primarily of single family homes
and vacant land.
The applicant desires to split this five (5+)
acre parcel into two 2+ acre parcels, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on June 10, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicant
understanding
and
accepting
the
following
conditions:
1. The two parcels be zoned A-R/2A (Agricultural-
Residential/Two Acre Minimum Lot Size).

2. sub~lttal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4~ Each parcel shall have legal access.
5. The two parcels shall meet or exceed two (2) acres
exclusive of road easements or rights-of-way.

The Parcel Plat shall show any surface drainage or FEMA
flood zones.

7 .
The Board of Supervisors accept the granting of an
eight (8') foot public utility easement along the
northern boundary of this parcel. This shall be
approved through the recording of the resolution
authorizing this zone change, and that the granting
statement and granting be shown on the Parcel Plat.

8. No building/zoning permits shall be issued until after
Parcel Plat recordation and the decaying mobile home
and other debris in existence at the time of rezone be
removed/cleared.
9. That appropriate zoning/building/environmental permits
be obtained.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
August 5, 1992, as per ARS 11-829E.
11. I f these conditions are not met within one (1) year
this approval shall be void. I f at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, the Planninq
Commission recommends Parcel plat boundaries be a triple wide
line as the 1/~" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on June 21, 1992, and posted June 19,
1992 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, July 6, 1992 approved this

Amendment to the Mohave County Zoning Regulation through the
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
