A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF THE N~ N~ PARCEL 112, SECTION 13,
TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) AND A-
R/4A (AGRICULTURAL RESIDENTIAL/FOUR ACRE MINIMUM LOT SIZE) ZONES,
LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on July 6, 1992, a public hearing was
conducted to determine whether approval should be granted to Cain

and Ann Covey of Bullhead City, Arizona, for a zone change from
the existing A-R/10A (Agricultural ReSidential/Ten Acre Minimum
Lot Size) zone to A-R/1A & 4A (Agricultural Residential/One and

Four Acre Minimum Lot Size) zones, occupying the southeast corner
of Bacobi Road and Shipp Drive, in the Golden Valley area, and
WHEREAS, Section 13 is approximately one-quarter (.25) mile
south of Highway 68 and approximately two (2) miles west of the
Highway 68 and 93 junction.
The subject property is accessed
from Highway 68 via Bacobi Road south approximately one-quarter
(.25) mile to Shipp Drive also being the northwest corner of the

WHEREAS,
review of
the
floodplain map
#040058-2325B
indicates this parcel to be clear of a designated floodplain.
The property is currently vacant.
Surrounding land uses consist
primarily of single family homes and vacant land. The applicant
desires to split this nine (9+) acre parcel into two 1+ acre
parcels and one 4+ acre parcel, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on June 10, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicants
understanding
and accepting the
following
conditions:
1. The western most and eastern most parcels be zoned A-
R/IA (Agricultural-Residential/One Acre Minimum Lot
Size) and the center parcel be zoned A-R/4A
(Agr1pultural-Residential/Four Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The western most and eastern most parcels shall meet or
exceed one (1) acre and the center parcel shall meet or
exceed four (4) acres exclusive of road easements or
rights-of-way.
6. The Parcel plat shall show any surface drainage or FEMA
flood zones.

7 . The Board of Supervisors accept the dedication of a
thirty (30') foot road right-of-way along the eastern
boundary. Also the dedication of twenty (20') foot
radius curves at the northwest and northeast corners of
the subject property. In addition the granting of an
eight (8') foot public utility easement along the
northern boundary of this parcel. This shall be
approved through the recording of the resolution
authorizing this zone change, and that the
dedication/granting statement and dedication/granting
be shown on the Parcel Plat.
8. No building/zoning permits shall be issued until after
Parcel Plat recordation.
9. That appropriate zoning/building/environmental permits
be obtained.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
August 5, 1992, as per ARS 11-829E.
11. I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
aftef notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, the Planninq
Commission recommends Parcel Plat boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona r on June 21, 1992, and posted June 19,
1992 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, July 6, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
