A RESOLUTION AMENDING THE MORAVE COUNTY ZONING REGULATION BY
SETTING FORTH THE REZONING OF THE N~ PARCEL 8, GOLDROAD STATION
UNIT 2, SECTION 28, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-
R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/9A (AGRICULTURAL RESIDENTIAL/NINE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on July 6, 1992, a public hearing was
conducted to determine whether approval should be granted to
DeWitt D. and Hazel E. Humphreville of Lancaster, California, for
a
zone
change
from
the
existing A-R/I0A
(Agricultural
Residential/Ten Acre Minimum Lot Size) zone to A-R/9A
-ot
. J
(Agricultural Residential/Nine Acre Minimum Lot Size) zone,
located on the west side of Egar Road, thirteen hundred (l, 300' )-
feet south of Bolsa Drive, in the Golden Valley area, and
WHEREAS, Section 28 is approximately three (3) miles south
of Highway 68 and approximately eleven (11) miles west of the
Highway 68 and 93 junction.
The subject property is accessed
from Highway 68 via Egar Road south approximately three (3) miles
to the northeastern corner of the subject property, and
WHEREAS,
review of the
floodplain map #040058-2325B
indicates this parcel to be clear of a designated floodplain.-

The property is currently occupied by one single family dwelling.
Surrounding land uses consist primarily of vacant land. The
applicant desires to split this 20+ acre parcel into two 9+ acre
parcels, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on June 10, 1992, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the
applicant
understanding
and
accepting
the
following
conditions:
1. The two parcels be zoned A-R/9A (Agricultural-
Residential/nine Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The /establishment of a minimum lot size based on the

size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two parcels shall meet or exceed nine (9) acres
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
7 . The Board of Supervisors accept the granting of an
eight (8') foot PUE along the eastern boundary of this
parcel. This shall be approved through the recording
of the resolution authorizing this zone change, and
that the dedication/granting statement and
dedication/granting be shown on the Parcel Plat.
8. No building/zoning permits shall be issued until after
Parcel Plat recordation.
9. That appropriate zoning/building/environmental permits
be obtained.

10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
August 5, 1992, as per ARS 11-829E.
11. I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, the Planninq
Commission recommends Parcel Plat boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County.'~, Arizona, on June 21, 1992, and posted June 19,
1992 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, July 6, 1992 approved this
Amendment to the Mohave County Zoning Regulation through the
zoning as recommended by the Mohave County Planning and
and outlined herein.
