PAGE 1 OF 3 ~/ tiOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He NO. 92-229 A RESOLUTION SETTING FORTH APPROVAL OF A RECREATIONAL VEHICLE PARK PLAN FOR LAKE HAVASU RECREATIONAL VEHICLE PARK, BEING A PORTION OF THE E~ NW~ NW~ SECTION 21, TOWNSHIP 14 NORTH, RANGE 20 WEST, LOCATED IN THE LAKE HAVASU AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 6, 1992, a public hearing was conducted to determine the approval of an R-V site plan for LAKE HAVASU RECREATIONAL VEHICLE PARK, being a portion of the E~ NW~ NW~ Section 21, Township 14 North, Range 20 West, in the Lake Havasu area, and WHEREAS,','I I this project is located adjacent to and east of' London Bridge Road, three hundred forty (340') feet south of Chenoweth Drive. The property to the north is vacant. Lake Havasu Highlands is adj acent to the south and across London Bridge Road from the southern portion of this project. Lakeridge Estates is adjacent to the east. The existing zoning is C-RE, and WHEREAS, review of floodplain map #040058-3110B indicates this area to be clear of a designated floodplain, and " .: . . Resolution No. 92-229 Page 2 WHEREAS, the developer of this project is Mr. Brian Jackson of Parker Dam, California. The engineer responsible for plan preparation and drainage studies is Warner Engineering of Cathedral City, California. The proposed project consists of ten and one-half (10.5) acres with a total of one hundred twenty-two (122) spaces. The owner states that 3.40 acres will be set aside for open space, including, the recreation hall, and WHEREAS, water service will be provided by Citizen's Utilities Company. Sewage disposal will be handled by a joint septic tank and leach line system. Electric service will be ~".:, provided by Citizen's Utilities Company, and ;.; WHEREAS, review of the Lake Havasu Area Plan indicates this -'( development i~' in conformance with the plan. The City of Lake Havasu was sent a copy of the proposal, and WHEREAS, the Commission, at their meeting on June 10, 1992, did recommend CONDITIONAL APPROVAL of site plan for LAKE HAVASU RECREATIONAL VEHICLE PARK, with the following noted: 1. All required zoning, building and environmental permits shall be obtained. 2. The owner will obtain a right-of-way permit for street improvements along London Bridge Road. These improvements should be designed to rectify Public Work's drainage concerns and mitigate the increased traffic circulation associated with the development of this project. Ingress-egress turn lanes onto London Bridge Road, curb and gutter along London Bridge Road, regulatory signs ~ill be required 'PAGE :2 OF 3 BK 2076 PG 990 CFEEt92-37260) ~. .. . . Resolution No. 92-229 Page 3 3. Landscape plans with screening provisions must be provided for lots within fifty (50') feet of London Bridge Road and the perimeter of the park. 4. Citizens Utility Company contract to supply water to this developer shall be submitted to the Planning and Zoning Department as a condition of Approval. 5. Arizona Department of Environmental Quality approves the distribution system. 6. Arizona Department of Environmental Quality approves the use and design of the sewage disposal system. 7. All applicable provisions of Sections 25, 26, 27, & 31 of the Mohave County Zoning Regulations shall be complied with. 8. All internal streets, parking and pads, must be improved to minimum County standards for paved roads. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, July 6, 1992, conditionally approved the 3fanting of this R-V Park site plan as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
