On February 3, 2014, (Item #35) The Board of Supervisors approved Lease Agreement No. 14 -SF -02 Mohave County Community Library office
space known as Suites 102, 103, 116, and 117, located at 5744 Highway 95, Fort Mohave, AZ, with Mohave State Bank, Lake Havasu City, Arizona,
for a four (4) year lease term beginning April 1, 2014 and ending March 31, 2018, with the sole option of the County to renew thereafter in one-year
increments. According to the Lease Agreement Terms and Conditions, Item 20 Assignment or Subleasing, Mohave State Bank provided written
notification, dated April 28, 2015, that the Lease was assigned to SDE -Havasu, LLC, Lake Havasu City, Arizona effective April 15, 2015.
On December 18, 2017 (Item #37) the Board of Supervisors approved the extension of Lease Agreement No. 14-F-02 for an additional one-year
period through March 30, 2019. The Board also provided staff direction to investigate options for the potential relocation of the Mohave County
Community Library in Mohave Valley.
Staff recommends approval to exercise the option to renew the existing lease Agreement No. 14 -SF -02 on a month to month basis beginning April 1,
2019. The month to month extension will allow staff the opportunity to develop a new lease for a smaller area in the same building and submit to the
Board for consideration. Either party may terminate this Lease Agreement without cause by written notice to the other party at least (30) days before
the next lease payment is due. There is no change to the lease payment.
RECOMMENDED MOTION:
Sitting as Board of Directors for the Mohave County Library District: Approve Amendment No. Three to Lease Agreement No. 14 -SF -02,
Mohave County Community Library located at 5744 Highway 95, Fort Mohave, Arizona, to exercise the option to renew the existing Lease
Agreement No. 14 -SF -02 on a month to basis beginning April 1, 2019. The lease payment remains the same.

• Paragraph 3. TERM of the Lease Agreement shall be amended to read:
"The term of this Lease Agreement shall be month to month, beginning April 1, 2019. Either party may
terminate this Lease Agreement without cause by written notice given to the other party at least thirty (30)
days before the next rent payment is due."
Paragraph 4. RENT of the Lease Agreement shall be amended to read:
"LESSEE agrees to pay LESSOR(S) the sum of Two Thousand Eight Hundred Fifty One Dollars and Twenty
Cents (52,851.20) monthly lease payment ($0.60 per square foot), plus CAM charges at $76.86 per unit ($307.44
total) for a total monthly lease payment of Three Thousand One Hundred Fifty Eight Dollars and Sixty Four
Cents ($3,158.64) beginning April 1, 2019 until termination of this Lease Agreement or the parties agree, in
writing, to modify the rent amount-"

SUBJECT: Mohave Valley Community Library - Executive Summary
Mohave County Library District's Mohave Valley Community Library (Library) is currently located in leased space at
5744 South Highway 95, Mohave Valley, AZ 86446-5661. The existing Mohave Valley Community Library lease
agreement No. 14 -SF -02 was negotiated and approved by the Board of Supervisors in 2014 for 4752 square feet
(Units 102, 103, 116, and 117). The current monthly lease amount is $2,851.20 ($0.60 per square foot), plus CAM
charges at $76.86 per unit ($307.44 total) for a total monthly lease payment of $3,158.64. The current lease term
expires on March 31, 2019, with an annual option to renew for successive one-year periods, unless a 90 -day notice is
provided to the landlord should the Library District not renew.
On December 18, 2017 (Item #37) the Board of Supervisors approved the extension of Lease Agreement No. 14-F-
02 for an additional one-year period through March 30, 2019. The Board also provided staff direction to investigate
options for the potential relocation of the Mohave County Community Library in Mohave Valley.
The Mohave County Library Director has identified an opportunity to downsize the Mohave Valley Community
Library while remaining in the same location. The Lessor would bear all costs associated with improvement required to
move the Library to a new set of suites that would represent a smaller footprint and square footage. The move would
be accomplished with minimal to no disruption to the Library operations. Based on this information staff recommends
the extension of the current lease on a month to month basis to allow for the negotiation of a new lease for the smaller
units. The new lease will be brought back to the Board for approval and signature and if approved the tenant
improvements will be completed for the move to take place.
This will result in a savings to County on the monthly lease payments while continuing to provide an important
community service. The proposed set of suites will also provide the opportunity to right size the required library
operations. The primary location will remain the same creating no confusion to the community with regard to location.
On behalf of the Mohave County Library District, staff recommends approval to exercise the option to renew the
existing lease agreement No. 14 -SF -02 for the Mohave Valley Community Library on a month to month basis, and
bring back to the Board a new lease for a smaller library space for the ongoing library operations in Mohave Valley.
