GE i OF 8 09~~~f9EoU~~~OB~A*D O~ SUPERVISORS ~~COROIHG FEE 0.00 He RESOLUTION NO. 92-300 A RESOLUTION AMENDING THE MOHAVE COUNTY GENERAL PLAN, GOLDEN VALLEY AREA PLAN TO PROVIDE FOR COMMERCIAL USES IS SECTION 5, TOWNSHIP 19 NORTH, RANGE 18 WEST, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 8, 1992, a public hearing was conducted to amend the Mohave County General Plan, Golden Valley Area Plan, to provide for commercial uses in Section 5, Township 19 North, Range 18 West, located seven (7) miles west of the McConnico interchange and being bisected by Highway 66 /Oatman Road, and WHEREAS, the Planning and Zoning Commission is required to ~.~ recommend to the Board of Supervisors a County land use General Plan which is designed to conserve natural resources, to insure efficient expenditure of public funds, and promote the health, safety, convenience, and general welfare of the public, and WHEREAS, Section 5 is located in the lower Sacramento Valley area. The section is bisected by Highway 66 and is located approximately seven (7) miles southwest of the I-40 McConnico interchange. The section is bounded by Dawson Drive, Ramada Road, Navajo Drive and Tombstone Trail. The section is occupied , ..,;,) . . . . Highway 66 has the majority of it's frontage in this section in the Sacramento City tract, and WHEREAS, review of floodplain map #040058-2500B indicates three (3) major washes traversing the section. Two washes are located in the east half of the section while the third is located on the western edge. Two gas line easements traverse the section in the Sacramento Ranchos unit, and WHEREAS, this section was included in the 1980 Sacramento Valley Area Plan. The section is currently designated for agricultural-residential There currently no uses. are nonconforming uses along Highway 66 of a commercial nature. The applicant for this area plan amendment desires to establish a ~.;p commercial use on Lot 1228, Sacramento City in the form of a small market. A public meeting was held on July 22, 1992 at the Golden Valley Landowner's building to gather input from the property owners in the section. Eleven ( 11) people were in attendance. The consensus of the meeting was to form a commercial pod (a pod denotes a larger area than a node) at the intersection of Highway 66 and Diamond Street. The pod encompassed the following lots in Sacramento City: 1215, 1216, 1217, 1228, 1229, 1230, 1231, 1232, 1233, 1234, 1260, 1261, 1262, 1263, 1277, 1278 & 1292. These lots are 1+ acres in size. Sacramento City, Lots 1215, 1216, 1217, 1228, 1229, 1230, 1231, 1232, 1233, 1234, 1260, 1261, 1262, 1263, 1277, 1278 & 1292 be designated as potential commercial areas within the Golden valley Area Plan as shown on the attached Exhibit "A" and "B". WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave "'l-._.~~ County, Arizona on August 22, 1992, and posted August 20, 1992 as required by Arizona Revised Statutes and Mohave County Zoning Regulations. _.- NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 8, 1992, approved and adopted this amendment to the Mohave County General Plan, Golden Valley Area Plan, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
