A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE REZONING
OF LOT 2, BLOCK P, GOLDEN VALLEY RANCHOS #12, FROM: A-R/2A
(AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on September 8, 1992, a public hearing was
conducted to determine whether approval should be granted to
Edmund Long of Kingman, Arizona, for an extension of time for the
rezoning of Lot 2, Block P, Golden Valley Ranchos #12, from the
existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone, to A-R/IA (Agricultural Residential/One Acre Minimum

Lot Size) zone, conditionally approved per Resolution No. 91-20,
located three hundred thirty (330') feet south of Tapeats Drive
on the west side of Egar Road in the Golden Valley area, and
WHEREAS, Unit 12 is located approximately nine (9) miles
west of the Highway 68 and 93 junction and approximately four (4)
miles south of Highway 68. The subject property is accessed from
Highway 68 via Egar Road south approximately four (4) miles south
to Tapeats Drive thence further south one lot on the west side of
Egar Road, and

WHEREAS, review of floodplain map #040058-2300B indicates
this lot to be clear of flooding potential.
This lot is
currently vacant and surrounding land uses consist of mostly
vacant land and some residential.
The southern portion of this
unit is fairly well developed and maintained.
In addition, Egar
Road is slated to be paved by the County in the near future, and
WHEREAS, this rezone was approved via Resolution 91-20. The
applicant has indicated he was not aware the requirement of
parcel plat involved a survey and is asking for an extension in
order to have time to submit the required parcel plat for
approval and recordation.
After being made aware of the parcel
plat/ survey requirement, the applicant has taken the necessary
steps to fulfill this condition and worked with staff to correct
the misunderstanding, and

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on August 12, 1992, the Commission
recommended conditional APPROVAL of the requested extension of
time with the applicant understanding and accepting the following
conditions:
1. The applicant submit a parcel plat as stipulated in the
conditions set forth in Resolution 91-20.
2. Required building/environmental/floodplain permits be
obtained.
3. This extension of time be granted for this use until
February lL 1993.

4. I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on August 22, 1992, and posted August 20, 1992
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 8, 1992 approved

the granting of this extension of time for a conditional Zone
Change as recommended by the Mohave County Planning and zoning
Commission and outlined herein.
