A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF THE SW~
SECTION 15, TOWNSHIP 17 NORTH, RANGE 22 WEST, TO BE KNOWN AND
SUBDIVIDED AS MAUNA LAN I VILLAGE, TRACT 4149, FROM: R-E
(RESIDENTIAL RECREATION)) ZONE, PROPOSED TO BE: R-O/8M (SINGLE
FAMILY RESIDENTIAL/MOBILE HOMES PROHIBITED/EIGHT THOUSAND SQUARE
FOOT MINIMUM LOT SIZE) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY
AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on September 8, 1992, a public hearing was
conducted to determine whether approval should be granted to

Monrovia,
Mangana,
California, for a zone change from the existing R-E (Residential
Recreation) zone to R-O/8M (Single Family Residential/Mobile
Homes prohibited/Eight Thousand Square Foot Minimum Lot Size)

zone, occupying the northeast corner of West Shore Drive and
Levee Drive in the South Mohave Valley area, and
WHEREAS, Section 15 is located approximately thirteen (13)
miles south of Bullhead City's southernmost border and is
immediately west of Barrackman Road.
The subject property is
accessed from Barrackman Road via Levee Drive west approximately
one (1) mile to the end of Levee Drive and its intersection with
West Shore Drive and lying on the north side of the road, and

WHEREAS, review of floodplain map #04058-26l5C indicates
this area to be within a designated minor floodplain.
The site
is currently vacant. The proposed Mauna Kea Village, Tract 4141
is immediately to the east. Bermuda Plantations is across Levee
Drive to the southwest and east.
Bermuda Acres lies to the
north. The property to the west is unsubdivided and undeveloped,
and
WHEREAS, the developer is proposing to subdivide 9.42 acres
into forty-two (42) lots. These lot will be developed for single
family, homes only. Minimum lots size will be 8,000 square feet,
with the maximum lot size at 13,750 square feet.
The proposed
density is 4.46 dwelling units per acre, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on August 12, 1992, the Commission

recommended a conditional APPROVAL of the requested rezoning with
the
applicant
understanding
and
accepting
the
following
conditions:

Compliance with the conditions stated on
Preliminary Plat approval in Resolution 92-257.

2. The applicant comply with all applicable provisions of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations. Compliance with Ordinance 87-1 (Dark Sky
Ordinance) is also required.
3. The establishment of a minimum lot size based on the
size of lots per the recorded Final Plat.
4. All lots shall meet or exceed eight thousand (8,000)
square feet exclusive of roadways.
5. The minimum setbacks for this development shall be the
standard R-O setbacks as described in the regulations.

6. Applicant supplies proof of hookup to an approved
community water supply for this development.
7. Applicant supplies proof of hookup to an approved
offsite sewage treatment facility for this development.
8. Pertinent Zoning, Building & Environmental permits be
obtained.
9. The rezone shall become effective upon the recordation
of the Final Plat. Ii development is phased, then only
the zoninq for that phase shall become effective.
At the request of Roqer Esquerra, cartoqrapher, the planninq
Commission recommends Final Plat boundaries be a triple wide
line as the 1 /8" blue line border obscures dimensions on
prints.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on August 22, 1992, and posted August 21, 1992
as required by Arizona Revised Statutes, and the Mohave County
zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 8, 1992 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
