RESOLUTION NO. 92-288
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY PLAN OF cASA DEL SOL, TRACT 4107, BEING A SUBDIVISION
OF THE NE~ OF THE NW~ SECTION 36, TOWNSHIP 19 NORTH, RANGE 22
WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on September 8, 1992, a public hearing was
conducted to determine whether approval should be granted to Jim
Blakemore and Sid L. White, General Partners of JOY LANE 40 ACRE
LTD. PARTNERSHIP, of Scottsdale, Arizona, for an extension of
time for the approved preliminary plan of CASA DEL SOL, Tract
4107, being a subdivision of the NW~ Section 36, Township 19
North, Range 22 West, located in the South Mohave Valley area, ...-
and
WHEREAS, the owner/developer of this tract is Joy Lane 40
Acres Limited Partnership, Scottsdale, Arizona. The engineering
firm responsible for the preparation of the drainage report and
design of this subdivision is Stovall Engineers, Inc., Bullhead
City, Arizona, and
WHEREAS, the plan as submitted and reviewed is a subdivision
of forty (40) acres proposed to be subdivided into one hundred

twenty-seven (127) lots with a maximum lot size of 9,000 square
feet and a minimum lot size of 5,000 square feet with a density
of 3.17 lots per acre. Tract 4107 lies within a FEMA designated
"Zone A" Flood Plain, and
WHEREAS, the preliminary plan for this tract was approved by
the Mohave County Board of Supervisors on July 2, 1990, via
Resolution 90-167.
Article 3.10-1 states, "Upon application to
the commission and prior to the expiration, of the time limit,
extensions in increments of one (1) year may be granted by the
Board if the subdivider is actively processing the Final Plat.
If such action is not taken then all proceedings relating to the
plat shall be terminated", and
WHEREAS, at the public hearing before the Mohave County ...-
Planning and Zoning Commission on August 12, 1992, the Commission
recommended conditional APPROVAL of the requested extension of
time with the applicant understanding and accepting the following
conditions:
1. In the letter dated June 22, 1992 Messrs. Jim Blakemore
Jr. and Sid L. White, General Partners, of Joy Lane 40
Acre Ltd., Partnership, states, "I respectfully request
that the Mohave County Planning and Zoning Commission
recommend and extension of time for Cas a Del Sol, Tract
4107, to enable the continuation of the preparation for
submittal and review process. II
2. This extension of time will be in effect until July 2,
1993.

3. As provided in Article 3.10-1 "..., extensions in
increments of one (1) year may be granted by the Board
if the subdivider is actively processinq the Final Plat.
If such action is not taken then all proceedinqs
relatinq to the plat shall be terminated."
At the request of Roger Esquerra, cartoqrapher, the Planninq
Commission recommends Final Plat boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on August 22, 1992, and posted August 20, 1992,
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 8, 1992 approved
this extension of time for the preliminary plan of CASA DEL SOL,

Tract 4107, as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
