PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-273 A RESOLUTION AMENDING THE MORAVE COUNTY SUBDIVISION REGULATIONS BY SETTING FORTH APPROVAL OF A SPECIAL DEVELOPMENT (S-D) PLAN FOR FAIRWAY ESTATES PATIO HOMES, TRACT 4148, BEING A SUBDIVISION OF A PORTION OF THE E~ NE~ SEC'l'ION 35, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on August 17, 1992, a public hearing was conducted to determine the approval of a Special Development (S- D) plan for FAIRWAY ESTATES PATIO HOMES, Tract 4148, and WHEREAS, the owners/developers of this project are Glen L. & Pearle A. Ludwig. The Engineer responsible for plan preparation and drainage study is Richard J. Rieker, Ludwig Engineering of San Bernardino, California, and WHEREAS, Section 35 is located four (4) miles south of Bullhead City's southernmost border. Section 35 is bounded by Highway 95, Joy Lane, Mountain View Road and Lipan Boulevard. The proposed tract is accessed from Highway 95 via Joy Lane one (1) mile east to the southwest corner of Joy Lane and Mountain .-;: View Road, and -il. .,.. . . Resolution No. 92-273 Page 2 WHEREAS, this proposed tract is part of a reserved portion of Fairway Estates, Tract 4097, which was slated to be used for multifamily or commercial uses. The previous plat and S-D plan identified this site as Parcel A-A. The zoning was approved via Resolution No. 90-60. Tract 4148 is proposed to have patio homes and a small commercial site. A plot plan for the commercial site has been submitted but may be modified as actual construction is undertaken. As the original S-D plan did not specifically identify uses for this site, a new or updated S-D plan was required, and WHEREAS, the Planning Commission, at their meeting on July 8, 1992, did recommend APPROVAL of the Special Development plan for Fairway Estates Patio Homes, Tract 4148. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, August 17, 1992, approved the Special Development Plan as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
