A RESOLUTION SETTING FORTH THE REZONING OF THE SOUTH PORTION OF
PARCEL 239, STOCKTON HILL RANCHES UNIT #8, SECTION 36, TOWNSHIP
23 NORTH, RANGE 17 WEST, FROM: A-R/10A (AGRICULTURAL
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/5A (AGRICULTURAL RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE,
LOCATED IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 2, 1992, a public hearing was
conducted to determine whether approval should be granted to
-.'. Bernard E. and Roselena M. Lossing of Brownsville, California,
';.:.c4 for a zone change from the existing A-R/10A (Agricultural
Residential/Ten

zone
to
A-R/5
(Agricultural Residential/Five Acre Minimum Lot Size) zone,
located north of Evelyn Avenue between Parker Street and Mountain
View Drive in the North Kingman portion of the Mohave County
General area, and
WHEREAS, Section 36 is approximately five (5) miles north of
the Butler area and approximately one-quarter (.25) mile east of
Stockton Hill Road.
The subject property is accessed via Jane
Avenue east approximately three-quarters (.75) of a mile to
Parker Street, thence north approximately three-quarters (.75) of
a mile to the southeast corner of the subject property, and

WHEREAS,
review of
the
floodplain map
#040058-2155B
indicates this parcel to be clear of a designated floodplain.
The property is currently occupied by a single family residence.
Surrounding land uses consist primarily of vacant land. The
applicant desires to split this eighteen plus (18+) acre parcel
into two (2) parcels, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on October 14,
1992, the
Commission recommended a conditional APPROVAL of the requested
rezoning with the applicant understanding and accepting the
following conditions:
1. The two parcels be zoned A-R/8A (Agricultural-
Residential/Eight Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two parcels shall meet or exceed eight (8) acres
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage and
FEMA flood zones.

7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That appropriate zoning/building/environmental permits
be obtained.

9. The Board of Supervisors accept the abandonment of the
existing fifty foot (50') roadway easements as they are
within and contiguous to the eastern, southern, and
western boundaries of the subject property, the
dedication of a thirty foot (30') road right-of-way
along the southern and western boundaries and a thirty-
five foot (35') road right-of-way along the eastern
boundary, and a twenty (20') foot radius will be needed
at the southeast and southwest corners of the proposed
parcels where they are contiguous to Mountain View
Drive and Parker Street. This shall be approved
through the recording of the resolution authorizing
this zone change, and that the granting statement and
dedication be shown on the Parcel Plat.
10. The abandonment will only pertain to the roadway
easements, the existing fifty foot (50') utility
easements will remain and be indicated and referenced
to record on the Parcel Plat.
11. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
December 2, 1992, as per ARS 11-829E.
12. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, the Planninq
Commission recommends Parcel Plat Boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on October 17, 1992, and posted October 15,

1992, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, November 2, 1992 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
