OF 4 tlOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-350 A RESOLUTION AMENDING RESOLUTION 92-186, WHICH APPROVED THE PRELIMINARY PLAN OF SUNSET RANCHOS, TRACT 4046-C, BEING A SUBDIVISION OF A PORTION OF THE W~ OF THE W~ OF THE N~ SECTION 13, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 2, 1992, a public hearing was conducted to amend Resolution No. 92-186 which approved the preliminary plan of SUNSET RANCHOS, Tract 4046-C, being a subdivision of a portion of the W~ W~ N~ Section 13, Township 19 North, Range 22 West, located in the South Mohave valley area, and WHEREAS, the owner/subdivider of this tract is Sunset Ranchos, an Arizona Partnership. The engineer responsible for the plan preparation and drainage study is Stovall Engineers, Inc. of Bullhead City, Arizona, and WHEREAS, the project is located approximately one (1) mile east of Highway 95, along Camp Mohave Road to Mountain View Road, then one-half (.5) mile north on Mountain View to Valencia Road alignment and this project, and . . Resolution No. 92-350 Page 2 I '1 PAGE 2 OF 4 BK 2131 PG ~62 (fEEt92-61042) .WHEREAS, the proposed development is ninety-four (94) acres with a total of two hundred eighty-four (284) lots. The maximum lot six is eight thousand (8,000) square feet. The maximum lot size is sixteen thousand five hundred (16,500) square feet. The overall gross density is 3.02 lots per acre, and WHEREAS, the exact amendment to the resolution would be to Condition #7 which currently reads: "The owner/developer shall dedicate a forty-two (42') foot road right-of-way along the western boundary of this project on what is known as Mountain View Road and a six (6') foot block wall shall be constructed along the rear lot lines of lots abutting and double fronting Mountain View Road and Dixon Drive by the owner/developer." The new language would read: The owner/developer shall dedicate a forty-two (42') foot road right-of-way along the western boundary of this project on what is known as Mountain View Road and a five foot four inch (5' 4") block wall or a block column and wrouqht iron fence in accordance with the details set forth in Exhibit "A" , which would prevent secondary access shall be constructed along the rear lot lines of lots abutting and double fronting Mountain View Road and Dixon Drive by the owner/developer. WHEREAS, the Planning and zoning Commission at their meeting on October 14, 1992 did recommend APPROVAL of this request to amend Resolution No. 92-186, and WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave . . Resolution No. 92-350 Page 3 PAGE 3 OF 4 L1(42) 8K 2131 PG 563 (FEE~92-g NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1992, approved this modification to Resolution No. 92-186 as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
