PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Ne RESOLUTION NO. 92-329 A RESOLUTION SETTING FORTH THE ABANDONMENT OF CERTAIN INGRESS/EGRESS AND UTILITY EASEMENTS OF LOTS 91-97 IN TURQUESA ACRES, A RESUBDIVISION OF SUNWARD HO! RANCHES, SECTION 30, TOWNSHIP 23 NORTH, RANGE 16 WEST, LOCATED IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 5, 1992, a public hearing was conducted to determine whether approval should be granted to Roger Sayles of Kingman, Arizona, for the abandonment of certain ingress/egress and utility easements of Lots 91-97 in Turquesa Acres, a resubdivision of Sunward Ho! Ranches, Section 30, Township 23 North, Range 16 West, located in the Kingman area, and ~ - WHEREAS, the applicant is requesting this abandonment due to the physical terrain features which make it impossible to utilize the Ingress/Egress and utility easements as originally intended through the subdivision of Sunward Hot Ranches, and WHEREAS, review of floodplain map #040058-2155B indicates a portion of this parcels to be wi thin a designated floodplain. These parcels are currently vacant land and zoned A-R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size).. These '...... . . PAGE 2 OF 3 BK 2118 PG 58 (FEE~92-55147) Resolution No. 92-329 Page 2 properties are located approximately two (2) miles east of Stockton Hill Road and approximately five (5) miles north of Jagerson Avenue, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 9, 1992, the COTI@ission recommended conditional APPROVAL of the requested partial abandonment wi th the applicants understanding and accepting the following conditions: 1. The fifteen (15') foot ingress/egress (I&E) and utility easement along the west line of Lot 95 shall not be abandoned. 2. The north I&E and utility easement of Lot 96 from Avenida Mendez to the southwest corner of Lot 95 shall not be abandoned. 3 . The south fifteen (l5') foot I&E and utility easement of Lot 97 from Avenida Mendez to the northeast corner of Tract A, and the easement along the west line of Lot 91 shall not be abandoned. ~ - 4. These easements affect property owners other than the applicant and are less than current minimum standards. A comprehensive general plan for what is proposed for lots 91 thru 97, regarding access, needs to be evaluated before current easements are abandoned. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on September 19 and 26, 1992, and posted September 18, 1992 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. .... . .
