PAGE 1 OF 3 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-328 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT FOR THE ESTABLISHMENT OF A SINGLE FAMILY RESIDENCE IN A (S-D)C-1 (SPECIAL DEVELOPMENT/NEIGHBORHOOD COMMERCIAL) ZONE IN LOT 18, BLOCK 164, NEW KINGMAN ADDITION #10, TRACT 1103, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, AHIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 5, 1992 a public hearing was conducted to deterInine whether approval should be granted to Anna M. Puett of Kingman, Arizona, for a Zoning Use Permit (ZUP) for the establishment of a single family residence in a (S-D)C-l (Special Development/Neighborhood Commercial) zone, in Lot lB, Block 164, New Kingman Addition #120, Tract 1103, located on the south side of Carver Avenue, one hundred ten (110') feet east of ~ - North Bond Street in the Kingman area, and WHEREAS, Block 164 is approximately one (1) mile north of Northern Avenue and approximately one (1) mile east of Stockton Hill Road. Access to the subject property from Northern Avenue is via North Bond Street, and WHEREAS, review of floodplain map #04005B-2165C indicates this area to be in a designated minor floodplain. The lot is currently vacant. Surrounding land uses consist of h9mes and vacant land, and . . PAGE 2 OF BY. 2118 PG '" ,:) 55 (FEE~92-5514b) Resolution No. 92-328 Page 2 WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on September 9, 1992 and did generate a recommendation of APPROVAL of the requested Zoning Use Permit contingent upon the following conditions: l. That zoning/Building permit(s) be obtained. 2. If construction or use has not commenced within one (1) year of Board approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then approval shall terminate at that date. 3. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. i"~~'::; ,1 4 . The home shall be used as a residence only and shall not be used in conjunction with the underlying (S-D)C-l (Special Development/Neighborhood Commercial) zoning. If the underlying (S-D)C-1 zoning were to be exercised by the owner of the property then a rehearing of this ZUP would be required. . \ \:.3 5. This ZUP will have the same restrictions as a R-O zone and a mobile home shall not be placed on this lot. The land use map for this area indicates this to be primarily a homes only area. ~ - 6. If these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the ZUP shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 1l, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman} Mohave . . PAGE 3 OF 51{ 2118 PG :5 56 (FEE~92-55146) Resolution No. 92-328 Page 3 County, Arizona, on September 19, 1992, and posted September 18, 1992 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 5, 1992 approved this Zoning Use Permit as reconunended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
