A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF THE SW~
PARCEL 109, RECORD OF SURVEY, SECTION 13, TOWNSHIP 2l NORTH,
RANGE 10 WEST, FROM: A-R/4A (AGRICULTURAL RESIDENTIAL/FOUR ACRE
MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE
GOLDEN VALLEY AREA, MOtlAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 5, 1992, a public hearing was
conducted to determine whether approval should be granted to
Gordon W. and Carolyn L. Stewart of Kingman, Arizona, for a zone
change from the existing A-R/4A (Agricultural Residential/Four
Acre
Minimum
Size)
to
A-R/1A
(Agricultural
Lot
zone
Residential/One Acre Minimum Lot Size) zone, located on the east

side of Bowie Road, three hundred thirty (330') feet south of
Shipp Drive in the Golden Valley area, and
WHEREAS, Section 13 is approximately one-quarter (.25) mile
south of Highway 68 and approximately one (1) mile west of the
Highway 68 and 93 junction.
The subject property is accessed
from highway 68 via Bowie Road South approximately one-quarter
( .25) mile to Crystal Drive being the southwest corner of the
subject property, and

WHEREAS,
review of
the
floodplain map
#040058-2325B
indicates this parcel is clear of a designated floodplain. The
property is currently vacant. Surrounding land uses consist of a
mixture of single family homes and vacant land.
The applicant
desires to split this four plus (4+) acre parcel into two 1+ acre
parcels and one 2+ acre parcel. This property is located within
the Valley Pioneer Water Co. district and is within the Building
Code area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Con~ission on September 9,
1992, the
Commission recommended a conditional APPROVAL of the requested
rezoning with the applicant understanding and accepting the
following conditions:
1.
The two eastern parcels be zoned A-R/lA (Agricultural-
Residential/One Acre Minimum Lot Size) and the western
parcel be zoned A-R/2A (Agricultural-Residential/Two
Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two eastern parcels shall meet or exceed one (1)
acre and the western parcel shall meet or exceed two
(2) acres exclusive of road easements or rights-of-way.
6.
The Parcel Plat shall show any surface drainage or FEMA
flood zones.

7.
No building/zoning pennits shall be issued until after
Parcel Plat recordation.

8. That appropriate zoning/building/environmental permits
be obtained.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
November 4, 1992, as per ARS 11-829E.
10. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 1l, Chapter 6, 11-832.
At the request of Roqer Esquerra , cartoqrapher , the Planninq
Commission recommends Parcel Plat boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on September 19, 1992, and posted September 17,

1992, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 5, 1992 approved this
change in zoning as recommended by the Mohave County Planning and
zoning Con~ission and outlined herein.
