A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF THE SW~
PARCEL 13 , GOLDROAD STATION UNIT 1, SECTION 22 , TOWNSHIP 21
NORTH, RANGE 19 WEST, FROM: A-H/5A (AGRICULTURAL RESIDENTIAL/FIVE
ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/lA AND 3A
(AGRICULTURAL RESIDENTIAL/ONE AND THREE ACRE MINIMUM LOT SIZE)
ZONES, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 5, 1992, a public hearing was
conducted to determine whether approval should be granted to Carl
J. Shelton of Bullhead City, Arizona, for a zone change from the
existing A-R/5A (Agricultural Residential/Five Acre Minimum Lot
Size) zone to A-R/lA & 3A (Agricultural Residential/One and Three
Acre Minimum Lot Size) zones, occupying the northeast corner of

Egar Road and Bolsa Drive in the Golden Valley area, and
WHEREAS, Section 22 is approximately one and three-quarters
(1.75) miles south of Highway 68 and approximately nine (9) miles
west of the Highway 68 and 93 junction. The subject property is
accessed from highway 68 via Egar Road South approximately two
and eight-tenths (2.8) miles to Bolsa Drive being the southwest
corner of the subject property, and

WHEREAS,
review of
the
floodplain map
#040058-2300B
indicates this parcel is clear of a designated floodplain. The
property is currently occupied by a single family home.
Surrounding land uses consist of a mixture of single family homes
and vacant land.
The applicant desires to split this five plus
(5+) acre parcel into one 1+ acre parcel and one 3+ acre parcel.
This property is located within the Golden valley Improvement
district and the Building Code area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning COlmnission on September 9,
1992, the
Commission recommended a conditional APPROVAL of the requested
rezoning with the applicant understanding and accepting the
following conditions:
1.
The southern parcel be zoned A-R/1A (Agricultural-
Residential/One Acre Minimum Lot Size) and the northern
parcel be zoned A-R/3A (Agricultural-Residential/Three
Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The northern parcel shall meet or exceed three ( 3)
acres and the southern parcel shall meet or exceed one
(1) acre exclusive of road easements or rights-of-way-

6. The Board of Supervisors accept the dedication of a
twenty foot (20') radius curve at the southwest corner
of the subject property and the granting of an eight
(8') foot PUE along the western boundary of this
parcel. This shall be approved through the recording
of the resolution authorizing this zone change, and
that the dedication/granting statement and
dedication/granting be shown on the Parcel Plat.
7. The Parcel Plat shall indicate any existing structures.
8. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
9. No building/zoning permits shall be issued until after
Parcel plat recordation.
10. That appropriate zoning/building/environmental permits
be obtained.

ll. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, Being
November 4, 1992, as per ARS 1l-829E.
12. If these conditions are not met within one (1) year
this approval shall be void. I f at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title ll, Chapter 6, 11-832.

Commission recommends Parcel Plat boundaries be a triple wide
line as the 1/8" blue line border obscures dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave

County, Arizona, on September 19, 1992, and posted September l7,
1992, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 5, 1992 approved this
change in zoning as recommended by the Mohave County Planning and
zoning Commission and outlined herein.
