A RESOLUTION SETTING FORTH TIlE REZONING OF LOT 2, BLOCK K, GOLDEN
SAGE RANCHOS UNIT 60, SECTION 25, TOWNSHIP 22 NORTH, RANGE 19
WEST, FROM: A-R/2A (AGRICULTU~~ RESIDENTIAL/TWO ACRE MINIMUM LOT
SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAJJ/ONE
.ACRE rHNIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 5, 1992, a public hearing was
conducted to determine whether approval should be granted to
Larry Daniels of Bullhead City, Arizona, for a zone change from
the existing A-R/2A (Agricultural Residential/Two Acre Minimum
Lot Size) zone to A-R/1A (Agricultural ReSidential/One Acre
Minimum Lot Size) zone, located on the west side of Horse Mesa

Road, three hundred thirty (330') feet south of Todilto Drive in
the Golden Valley area, and
WHEREAS, Section 25 is approximately two and one-quarter
(2.25) miles North of Highway 68 and approximately seven (7)
miles west of the Highway 68 and 93 junction.
The subject
property is accessed from highway 68 via 'feddy Roosevelt Road
north approximately two and eight-tenths (2.8) miles to Todilto
Drive, thence west approximately three hundred (300') feet to the

WHEREAS,
review of
the
floodplain map
#040058-2150B
indicates a portion of the eastern boundary of this parcel to be
in the FEMA Special Flood Hazard Area and a Floodplain Use Permit
is required for any development.
The majority of the western
portion of this parcel is clear of a designated floodplain. The
property is currently occupied by a single family home.
Surrounding land uses consist of a TIlixture of single family homes
and vacant land.
The applicant desires to split this 2+ acre
parcel into two 1+ acre parcels. This property is located within
the Golden Valley Improvement district and is within the Building
Code area, and
WHEREAS, at the public hearing before the Mohave County
1992, the
Planning and Zoning Commission on September 9,
Commission recommended a conditional APPROVAL of the requested

rezoning with the applicant understanding and accepting the
following conditions:

The two parcels be zoned A-R/1A
Residential/One Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.

The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
Each parcel shall have legal access.
The two parcels shall meet or exceed one ( l) acre
exclusive of road easements or rights-of-way.
The Parcel Plat shall show any surface drainage or FEMA
flood zones.

7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That appropriate zoning/building/environmental permits
be obtained.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
November 4, 1992, as per ARS 11-829E.
10. I f these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title ll, Chapter 6, 11-832.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave

County, Arizona, on September 19, 1992, and posted September 17,
1992, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 5, 1992 approved this
change in zoning as recommended by the Mohave County Planning and
outlined herein.
