A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ING USE
PERMIT TO ALLOW A TEMPORARY OPFSITE REAL ESTATE SALES OFFICE IN
AN A-R (AGRICULTURAL RESIDENTIAL) ZONE, ON A PORTION OF THE NW~
NW~ SECTION 11, TOWNSHIP 18 NORTH, RANGE 22 WEST, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA

RESOLUTION NO. 92-316
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 5, 1992, a public hearing was
conducted to determine whether approval should be granted to
,James Ognisty of Manunoth Lakes, California, for an extension of
time for a Zoning Use Permit (ZUP)to allow a temporary offsite
real estate sales office in an A-R (Agricultural Residential)
zone, on a portion of the NW~ NW~ Section 11, Township 18 North,
Range 22 West, located on the southeast intersection of Highway
~ -
95 and Boundary Cone Road in the South Mohave valley area, and
WHEREAS, Section 11 is located approximately five (5) miles
south of Bullhead City's southernmost border and is bounded on
the east by Highway 95.
The subject property is accessed from
Highway 95 via Boundary Cone Road, east approximately one hundred
(100') feet on the south side of the street, and
WHEREAS, review of floodplain map. #040058-2445C indicates
this
area to be within a designated minor
floodplain.

Surrounding uses consist of mostly vacant land. The section to
the north and west is Fort Mojave Indian land. This site is the
proposed location for commercial uses of the Hollingsworth Ranch,
Tract 4111. The applicant, through the issuance of a zoning Use
Permit (ZUP), desires to establish a temporary sales office for
the Highlands, Tract 4091-A. A ZUP was issued previously for a
temporary sales office for the Highlands via Resolution 90-355 in
Section 7, Township 18 North, Range 21 West.
The applicant
wished to revoke the previous ZUP and establish a new location
for the office.
The Commission has in the past approved "on
site" temporary sales offices for various tracts, and

WHEREAS, this item was approved by the Planning Commission
and subsequently by the Board of Supervisors via Resolution No.
91-261 contingent on the following conditions:

1. This permit shall be a temporary permit for a one year
period with provision for one extension of one year.
2. The site shall have appropriate landscaping for the
surroundings and shall provide temporary adequate off-
street parking as provided in the site plan.
3. At the expiration of this approval the property shall
revert to original zoning and condition except such
improvements that can be incorporated into the parcel's
future use i.e. sidewalk, PUE's, paved parking, access.
4. The mobile home shall have an affixed HUD label.
5.
The mobile home shall be used as a sales office only
and not as a residence or watchman's quarters.

6. The access and parking area be paved if the sales
office use extends beyond one (1) year from the date of
Board approval.

7.
Appropriate zoning/building permits be obtained.
8. Appropriate signage permits be obtained.
9. Revocation of the ZUP approved via Resolution 90-355
effective 60 days after Board approval of this request.
This stipulation shall serve as notice of intent for
said revocation.
10. If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
11. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board the continued use of the property would be
contrary to the public health, safety, and welfare.
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on September 9,
1992, the
Commission recommended conditional APPROVAL of the requested
extension of time with the applicant understanding and accepting

the following conditions:
1. Continued compliance with all conditions of Resolution
No. 91-261. Particularly Condition #6 regarding paving
requirements.
2. This extens ion of time be granted for this use until
October 7, 1993.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on September 19, 1992, and in the Today Daily
News, and posted September 18, 1992 as required by Arizona
Revised Statutes, and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 5, 1992 approved the
granting of this extension of time for a conditional Zoning Use
Permit as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
